Negotiating newbuild prices

Anyone got experience buying a newbuild and haggling on price?

I’ve seen several of the asking prices come down 10% recently on certain developments. Although mainly when they’re looking to shift the last plots.

But I’ve no idea if it is really the done thing to haggle when reserving a plot earlier in the development.

How much should you lowball them and are there any tips on going about it.

Ive only bought preowned houses before so not really sure how the process for buying a newbuild works.

Any advice welcome…

I used t9 work in the sales office of several new build companies
If your property is sold and you have no chain then haggle by all means. You can walk if they won't reduce the price. I should imagine they will reduce with conditions. E.g. exchange of contracts by x date etc They will be flexible on price with certain not so good plots too

I got a 15% discount on a new build but was renting and could move fast. The house had been sold but the sale fell through so I guess I was in the right place at the right time.

Three developments near me are all offering increasingly generous discounts - free stuff and upgrades, keyworker discounts, pay your mortgage for two years and so on.

If the house is ready and you are in a strong position, what have you got to lose.

I doubt they're being generous on off plan plots.

Find out when the company Year end, they may want to shift them and complete prior to that.

If they’re near the end of a quarter or the development, they may be more flexible. They’ll need to achieve the figures for the quarter or the end of the development.

You could ask about upgrades to fixtures and fittings, carpets, flooring, worktops, bathroom fittings, if they are t included in the price.

We negotiated the cost of stamp duty and an upgraded oven and warming drawer. Others negotiated a price reduction. We were all in a good position though, having sold and ready to move.

We reserved at full price (didn't even occur to me to haggle) off plan, but that was in June so obviously since then they've offered price reductions, appliances, stamp duty, carpets etc for new buyers. We asked our solicitor to see if they could offer us anything so we're getting our stamp duty paid. So that's a bonus. We hadn't even sold our property at that point. It's always worth asking I guess, all they can say is no you have to pay the price you were going to pay anyway!
