Quoted 1k for roof leak and doubt insurance will cover - can anyone advise?

Bought a c1900 cottage 18 months ago after my divorce. The roof is leaking after the recent heavy rain and I’ve been quoted £1k plus to repair. No idea if this is a reasonable amount - it seems a lot of the cost is covering my neighbours conservatory in case of damage. Obviously I can get some other quotes but wondered if anyone had any sensible advice, it’s the first time I’ve had to tackle something like this since being on my own 😬

Doesn’t sound way off. Obviously it depends on whether they’re nipping up a ladder and replacing a couple of missing tiles or whether they need full scaffolding and are doing something more significant.

Does it need scaffolding? That seems to be the main cost here. We've also been looking at roof repair and while the actual repair is £400 the scaffolding brings it up to £1000.

Where do you live? We’re London and just had to pay £950 for a gutter fix and realignment because it was over our conservatory roof - they managed to get up on boards but it would have been more like £1500 if it needed scaffolding.

Ask for a breakdown of the quote so you can compare elements when you get the other quotes.

Agree scaffolding is a huge cost - when I got my boiler replaced one company insisted on scaffolding which added about £400 to their quote. Another company said they didn’t need scaffolding.

Thanks, it does sound as though it’s the scaffold that’s putting the price up. We’re not London but are in the South.

I’m anxiously waiting to hear if the insurance will cover it but I think the damage is likely to be age/wear and tear rather than accidental so I don’t think they will 🙁

@AboutTheYoungIdea I am in exactly the same position leaking roof in my own just bitten the bullet and contacted someone for a quote been outing off as scared if the cost! I work in insurance they will only cover resultant damage so re decorating etc not the leak itself. Did your quote say what has cause it?

Same problem here. Leaks in two places - one on the dormer and the other on the side of the front roof. It will need scaffolding. We've been quoted £1500 just for the dormer, (£1000 of it is the scaffolding).

Also waiting to hear from the insurance company to see if they can fix the dormer at least, because that can be considered storm damage.

It's so depressing!
