Tiny bathroom help!

Hi all, would love some advice as really stuck what to do with our bathroom which is in need of renovation. The photo attached is pretty generous as estate agent photo but it is in worse condition than photographed.

We have a couple of options:

  1. redo like for like with a shower over bath and hope we just improve the feel of the tiny space with a high pressure shower and updates. Few problems: likely can’t fit a bath screen, only a cloakroom size sink etc. Expensive for a cosmetic makeover!

  2. Change into a shower room which would allow a bit more space for a bigger sink etc (drawback with future kids etc)

  3. Try and extend the bathroom into our bedroom as pictured on the floorplan which is another house on our road. No idea the cost of this or whether it would help us that much as it’s not a huge amount of extra space and still don’t think we would get a seperate bath / shower but probably a more spacious shower over bath.

  4. wait until we can do the loft (minimum A couple of years) and then potentially we could have a bath on the middle floor and a shower room upstairs.

We don’t have kids yet but planning on it in the next year or so would really love to hear from parents what they recommend and also what would put them off from buying (Nb this isn’t likely out forever home).

Also if anyone has extended into a bedroom and has any experience of this I would love to hear from you.

Really crude drawing attached but the red box would be a rough bathroom extension and if we did the loft we’d need the yellow box as staircase up the loft.

Your best bet is to do a really nice Reno on what you’ve already got. Keep a similar layout as no need to move pipes etc which is costly. Then in a few years go up into the loft and do yourself a lovely master bedroom with en-suite up there! Kids will have the small bathroom with bath and shower and won’t need a massive sink etc

If there's just the two of you, why don't you convert your smallest bedroom into a bathroom, and use the current bathroom as a study/storage space?

@BIWI thanks for this. Definitely an option although imagine it might be quite a high cost one! Will look into it

@Duplocrocs thanks for this. Sounds like this is the way to go - make the best of it and then maybe something more adult and luxe upstairs eventually!

@RandomMess sorry don’t think I was clear, we will probably be here for at least 5 years it’s more whether we wait for the loft to tackle the bathroom or tackle it now. But will probably do it either way - the only benefit of waiting is we could maybe just do a bath downstairs and a shower upstairs or something once we have the advantage of upstairs plans.

We extended the bathroom into a bedroom. Only by 50 cm. It enabled us to have a separate bath and 70 x 70 shower area. Nice sized sink. Ended up having to get a corner toilet but we like it.

It's not big by any means but not much impact on the bedroom.

May i ask how much to move the wall?ours is a non bearing wall and we are thinking of doing the same you did...but I'm afraid of the cost £££ (we are awaiting a fitter to come and do the first quote)

@Isouf it was part of the bathroom quote, the bathroom fitter did it all. A few years ago. Non-supporting wall, lath and plaster. New wall insulated timber frame. Insulated for noise rather than heat. Sorry I can't be of more help.

Our bathroom is the same as yours except the toilet and sink are swapped around. I think this would make you feel like you have much more space, and choose a vanity worktop and sink that’s square shaped so you maximise the potential sink size.

our shower head is at the toilet and sink end of the bath and we have a simple glass divider with hinges at that end. That way if any little ones are being bathed you can kneel/access in the open area of the bathroom rather than need to sit on toilet.

so

  1. swap sink and toilet
  2. move shower head to opposite end of bath and put glass divider on that end

if you’re into DIY, look up micro cement, you could cover your tiles without having to replace and it’s very trendy and hard wearing.

Oh thanks for sharing @AnOldCynic . Really interesting to hear it was all done by the bathroom fitter - I might have an ask around

@Blueberrywitch thank you so much for sharing!! Was definitely worried about bathing small kids on a loo or in a non existent gap!! So do you have a sort of in built toilet and sink unit?

@tirednewmumm can you recommend anywhere for bath storage - would love something like that for our bath. Online search brings up mixed reviews & don't want to spend £££ - should maybe get carpenter brother to do it...
