How much for a loft conversion in a 3 bed victorian semi?

just wondering really, my guess is about 10k or more? we would need a new staircase too..

Ours was about £20k

The firm who did it are called Luxus and were in the news a year or so ago for verbally abusing a gay customer, who they left with a half done job. Like they did us. We're in the process of suing them.

Ours cost £35k last year for two bedrooms and a seperate shower room, extension of the existing central heating system, 7 velux's and 1 sash window. No dormer (would have been £8k) and no stairs as we already had them. The new rooms had to have fire doors (expensive) all doors had to have closers (Gone the same way as ecoworrier's), and you couldn't have any internal doors in the house that had glass panelling in or window lights above doors - we had to replace 4 further doors.

Didn't need planning permission as they tend to be done under permitted development, but you do need to get building regs approval etc - which cost a further £500. Architects drawings also cost about £1800.

You don't have to have door closers anymore but you do have to upgrade the doors on the first floor to make them fire doors. In a period house this could be done using intumescent paint, but some authorities may not accept this.

We had our loft done a few months ago.

A mains-connected fire alarm on all floors is compulsory.

Fire doors on all levels, including ground floor now.

We don't want to change our lovely period doors and so are looking into using the special paint. Just waiting to hear back from building regs man to see if it is acceptable.

Hippipotami, can you give me the details of the builder who did yours? i am in west sussex so do you think he might come here as not far from surrey?

what is a dormer, by the way?

A dormer is what I would describe as a "proper" window rather than a velux window. A velux being like a skylight cut into the sloping part of the roof. A dormer means they generally have to make the roof slighter higher to facilitate this. (hence the additional expense) Sorry rubbish definition but did't want to leave your question unanswered.

It depends on whether you are able to do the 2nd fix yourselves. We're in a 4 bed detached and the first fix which included the staircase, gutting out the loft, flooring and all structural work cost £18k. By doing the second fix ourselves we saved £9k!!!!!! Seriously! All in, our loft conversion cost us £21k. It did take a long time as we did the insulation and plasterboarding etc ourselves. HTH

We used a company called 'The Useful Loft Co'

The costings might be a bit more now because I think current building regs state that you have to not only have self closers on internal doors, but all doors must be changed to fire doors GRRRR.
