Roof quotes - which one?

I have a sunroom/conservatory (roughly 18ftx9ft) with a felted roof, which is leaking, and the guttering on my whole property needs work. I'm in greater London.

Had 2 quotes.

1st guy said leaking is due to failing guttering and I need a whole new roof. He's quoted £3640. This includes:

New 3 layer roof felt with drip bar edge/ lead etc.
All new guttering for whole house (end of terrace but double fronted so larger than average.)
New fascias and soffits.

2nd guy laughed and said we don't need a new roof. Leaking is due to guttering and some repointing needed. He said gutters can be readjusted and they'll be fine or he can replace if we'd rather. He's quoted £1680 and an extra £250 on top if we want new guttering. His quote includes:

New gutters/remove refit existing to whole house.

2 new downpipes (totally new, not replacing existing).
Refixing some fascia board that's loose and fitting new joining strip.
Cleaning all existing fascia.
Repointing area above roof where one of leaks is.

Any thoughts? I actually don't think we do need a new roof (especially as I'm hoping to replace with a proper extension in a few years). I was all for going with 2nd guy, until his quote came in... as I thought it would be cheaper than it is.

Is almost 2k for what is essentially just new guttering (with a few extra repairs) reasonable? Should I go back to guy 1 and ask him to price without new roof?

Thanks for any help!

My take is you don’t need a new roof and the not new roof guy is overpriced, sorry not helpful for you!

@HairyKitty this is what I'm thinking! Perhaps I should get another quote 🤔

If anyone has recently had new guttering etc, please do share the cost!

Can't offer much advice other than when I needed a fix on my roof I had about 5 roofers round before I found one who gave a reasonable explanation for the issues and quoted a decented price (and also completed the job really well). I would get more quotes and try and see if you can find where the leak is.

Are those felt joins running down the slope, or across it? Looks down to me, so likely leak from the join even if glued or tarred.

How much of a leak, and where?

CellophaneFlower · 08/11/2022 17:45

@Rollercoaster1920 roller they are running down... it's an odd shaped roof though, so this might be why?

There's a leak above the bay window. It's definitely the guttering as it's constantly overflowing and has began to lean inwards. There is a leak where it butts onto house and a random one time only leak in middle of room. 2nd guy said this was where water is running down house wall (dodgy gutters upstairs) getting in where the mortar has failed and running under felt. I do think he's right and don't think there's any issue with the joins or actual felt as even in torrential rain it's never leaked from the centre of room before. Only the once when there was driving rain hitting the wall.

I actually think guy 1's quote is ok for the work he's doing... I just think he's quoted on stuff that doesn't necessarily need doing.
