How many viewings are people getting? I've been on market since last Thursday and only one viewing booked for Friday. Thought there'd be more.

We put ours on the market end of June before things slowed down. We had 3 booked in as soon as we went on the market and then nothing for a couple of weeks - we then reduced the price and got some more viewings - we had 9 viewings in total over the course of 8 weeks we were on the market - we actually sold twice but the first buyers puller out after a couple of weeks so for us we averaged 1 a week.

different areas will have different demand and some properties will always be more desirable than others due to price, location etc. but I know for sure that it seems to have cooled in the area where I live.

We put ours on 8 days ago in a street that pre mini disaster budget nothing stayed on longer than a fortnight. We’ve had one viewer. Absolutely shitting it as we’ve got 12 weeks to sell and I know we won’t get what we expected. Horror show.

We've been on for three weeks, had 5 booked and one pulled out last minute. No offers so far. In exactly the same position as @PointHorror , it's horrendous

I’ve been checking right move daily to see if anything has been marked as sold/under offer that is similar to ours, and there has been no movement since the last week in October. Which is mildly reassuring that it’s just not our flat! Honestly believed this would be the easy part - how daft was I?

I sold in the peak. I had 16 viewings booked in the first working day it was up.

Where I am now the stock that appeals to BTL landlords - 2 bed terraces get snapped up in days, larger family house type stick sits for ages

We had 15 viewings but no offers. We went on a few days before the mini budget disaster. Three people were very interested but didn't offer as the interest rates spooked them. The house we wanted to buy have pulled off the market so we have made the decision to do the same as it's just not a good time to sell/buy. Our area usually flys with offers so it's been a huge disappointment as we thought we would sell easily.

We are firmly in FTB territory or potential landlord/wealthy parent wanting uni accommodation. Neighbours sold 2 months ago 20k over Home Report so whilst I didn’t expect the same (their flat is bigger with a separate kitchen) I didn’t expect radio silence. Our EA have been amazing, but they can only do so much.

We went on market just after everything really slowed. We were on market for 8 weeks - only had 2 viewings. 1 was in first week. Other was a few weeks ago & made an offer. Just hoping all goes to plan 🤞

We had to go back on the market due to buyer pulling out last week. Previously (March) we had 8 viewings in the first week. This time we only had one viewing so far - but luckily they put in an offer and we have agreed at £2k less than our previous sale in the peak times, we are happy with that in the current market.
Sometimes it only takes one...

I am looking to buy at the moment after selling my own property so maybe I can give you a buyer's perspective:

I came close to making offers on two properties but decided not to.

I am much more cautious at the moment and want to take my time to find the right home. I won't view anything before doing a bit of desk research about the area, street and so on.

Most of what I have seen had been reduced by 10K to 20K already as the houses had stayed on the market for weeks already.

I would say though if your home is reasonably priced and there are no major issues with it then you will find someone.

It might just take a bit longer as there are still buyers out there. I am definitely planning to buy and complete within the next 6 months.

What a nightmare for you all 😔 I’m in a popular seaside town in west Scotland and we sold and bought this year at the peak. Property on the market at 10am Friday, 6 viewings immediately booked in for that evening. Another 7 booked for over the weekend. Of the 6 on Friday, we got 3 offers - accepted one 15% over HR from cash buyer. We were under offer as soon as the estate agent opened on sat morning.
I have friend trying to sell a similar property currently and she’s had 2 viewings in 2 weeks 😔

So we adjusted our offers over price (Scotland) and in 24 hours have had 7 viewings organised. Clearly that was the issue!

As a buyer myself, nowadays price plays a big part of me booking a viewing. If property is clearly overpriced by 50-100k, talking about London, I wouldn’t even book the viewing. It’s such a time waste with unrealistic sellers. “Offers in Excess” is no go right away, unless they put very competitive price, obviously.

I think it’s best to wait if you’re looking to make a profit etc. Due to unfavourable interest rates it’s much cheaper to rent for FTBs. Covid prices simply doesn’t do anymore.

Put a house on the market in February ,in an area that is desirable ,at a price that is affordable for a first time buyer .
Decorated throughout and new flooring /carpets so literally ready to move into .
Had 2 viewings but no offers -last week we put it back up for rent and had 8 people competing to get it within 2 hours of being on the letting agents site .
Doesn't make any sense .

Went on the market on Wednesday afternoon and had a viewing booked for yesterday by a cash buyer.

Not a huge price for the area I'm in but live in the more desirable area of the town. Feeling optimistic that people might enquire today now that it's the weekend but realistically, I know it probably won't happen, given the market.

We put our outer London flat on the market in early September and accepted an offer last week. We had about 7 viewings and went multiagent in the end.

We reduced twice and accepted an offer 30k below what we really wanted and probably 20k below what it would be worth at any other time. 35k below the three valuations we had in 2016 to remortgage.

Unfortunate, but it was time to move on so it is what it is.

Don’t forget that this is a traditionally really slow time for the house market. Way too late to move before Christmas, likely conveyancing delays on the horizon when the country grinds to a halt for a fortnight, and obviously add the current economic uncertainty to that - we don’t know what will be announced next week and how it will affect people’s finances.

We have just had to start looking as our sale fell through and have found we are being desperately welcomed at any house we ask about, so I think everyone here (a fairly ‘hot’ housing market) is having similar experiences trying to sell. I sent a RM email inquiry about one place and three different agents from the same firm all called me to book me in (and then failed to turn up to the viewing as it hadn’t made it on to their books!).

Viewing yesterday and the EA has been unable to contact them for feedback. So annoyed. Another viewing lined up on Tuesday, fingers crossed.

I viewed a property yesterday, which would be an investment buy for us. The EA was very upbeat about the market on the face of it, but didn't seem confident at all.

Won't be making an offer - I did say I felt it was very over priced compared to other things local (it's our next door neighbour which is why I was interested, not looking otherwise) and she said they wouldn't be budging. I said to come back in a few months if it hadn't sold and the EA was very much "oh you are missing an amazing opportunity, it will definitely have sold by then". I'm not so convinced.
