Loft conversion costs

We've had a huge variety of quotes for the same work. Ranging from £27k through to a few between £35k-£45k to one at over £60k and another at £70k.

What is it supposed to actually cost? Slightly anxious over choosing the right one.

Dormer conversion, bedroom and bathroom set-up.

Where do you live? Those first figures seem cheap to me.

If it helps we are partway through one now, live in London. £63k, we are having the side bit straightened and rear dormer. It will be a bedroom and ensuite. The most expensive quote was £76k. None were under £55k and the quotes were at least a year ago as we had to wait a year as well before we could start. Our friends most recent quote was £100k but they have a much larger house than us.

My friend is paying 60k ...we are NW....and that is cheap....I think you will get what you pay for....with those low quotes you will likely get a shite job

we paid £55 this year for our loft extension in greater London (victorian terrace). it was a flat fee and the company did everything (from surveyor to building control). The only extras we had to pay for was the bathroom (we had to buy the suite and they fit it) and decorating and flooring (which we arranged ourselves).

We are looking at around 60k for ours in the east. Some of those figures are extremely low I would say.

Ours cost around 60k (outer London, 2 bedrooms and a shower room, above an L-shaped house), but there ended up being lots of extra costs - new fancy fuse board - 1k, extra spot lights and Ethernet cable - £500, extra bit of roofing - £lots, chimney removal - £350, insulation in eaves - £300… also decoration and carpeting was more than i’d thought and we had to re plaster a lot of the downstairs ceilings to make good after the work, so that was around £3k.

Basically I’d say make sure you have a decent contingency fund, as there’s a drip feed of costs to pay.

I would say - while the finishes everywhere aren’t 100% amazing (mismatch between what the builders/plasterers thought the decorators should sort out and vice versa), the actual space is brilliant and (now I’m nearly at the end of the work!) I’m glad we had it done. ☺️

Cardiff, south Wales. We're no strangers to a big variance in quotes (downstairs's loo in outhouse and knock through to kitchen had quotes from £8k to £25k. The £8k job was excellent. Find if the builder is Vale of Glam/ some areas of Cardiff based the quote rate is substantially higher than builders based in Newport and the Valleys.)

Thanks! We know it costs about £25k to do the empty shell and electrics. Most of the quotes include the labour of fitting the shower room - but not the materials/ suite. Some of the pricier quotes include more decoration but we don't mind sorting out own carpet out. We're assuming we need around £10k contingency to be on the safe side. The more expensive quotes are from.companies with flashier websites. But the difference is slightly mind blowing.

That seems cheap to me. We aren’t far away - Bristol - and paid £60k all in for ours in late 2019- early 2020. I’d be expecting double that now.

I know our two bedroom semi would be about £50k with a domer and little bathroom. A larger 3 or 4 bed house down the road was £45k and that was two years ago. We are in the West Mids.

We were quoted £44k for a huuuge L-shape all in/ fixed price in Autumn 2019. But DH wanted to think about it... And then COVID and CoL happened!

We have just had a velux loft conversion to make a bathroom with ensuite (Scotland). Quotes ranged from £38k to £82k.

We went with one of the lower quotes and probably ended up paying nearer £50k with the rise in costs of materials and a few tweaks to the plans.

Way more than we had wanted to.spend, but still definitely worth it for the extra space without having to move.

Thanks! This is what we are anticipating/ planning for. More than ideal - but not insane amounts and gives us that importtlant extra space. Good to know we're not the only folks getting quotes that vary quite a bit too!

I'm in south wales. Been quoted 50k so far but it's 4 bedrooms and two shower rooms (one is en-suite).
