My roof leaking into neighbouring house?

This is quite an odd situation, and I would appreciate any advice.

I have owned a mid terrace house for 13 years. I think it was built in 1950’s.

One neighbour has water leaking into his bedroom following several lots of unusually heavy rain.

He has had someone out who can’t find a problem with his roof, and has speculated that the water is somehow coming in via my roof - with no advice at all to where it is entering his property from mine.

I unblocked a guttering down pipe which serves both properties ( the majority is owned by neighbour), which is on his wall but drains into my garden, and thought that had solved the matter.

It hasn’t. There is another piece of guttering which is again shared, but the vast majority is mine, and I will get that cleared. That gutter drains away from his property, and there is an end cap against his wall ( his property comes further forward than mine), so any problems with blockage would mean that flow would be further away from his wall, although of course might splash, etc in very heavy rain.

The area where he describes water coming in is several feet within his boundary, and I have no leaks at all.

I want to be a good neighbour. I have had someone go into my loft to check for obvious issues. He is an excellent handyman, and has done a lot of work in lofts, but is not a qualified roofer. He couldn’t see any problem.

I did contact the normal roofer I have used, but he is booked up for months, probably because he is so reasonably priced.

The neighbour’s roof is much newer than mine, and I can understand why he doesn’t think the problem is coming from his side, but I am not sure how much more action it is reasonable for me to take in this matter.

I would say what you've said here. Say that you are happy for him to hire someone to look at your roof and if a problem is found then you will reimburse him for the cost of hiring the tradesperson and fix the issue.

It sounds like you have done what is reasonable OP especially as the water ingress is not close to the boundary.

Thank you both.
I wanted to strike a balance between being reasonable and doing too much.
If the problem continues I think it’s fair to ask him to get someone in to detect the problem, and if the water is indeed travelling several feet from my house I will pay for that inspection and any necessary remedial work.
