Cost to board a loft

Changingplace · 06/11/2022 00:24

Has anyone paid someone to board out a loft recently and got a general idea of cost?

I know it’s theoretically something we could do ourselves but we just don’t have the time and we’re doing loads of other diy/decorating.

It’s a typical three bed semi - any idea how much we’d be looking to pay someone?

Literally just got ours boarded yesterday, and I’m thrilled with it. Including wiring in a light, upgrading insulation to recommended standards, new ladder and custom hatch, it cost £1,948 exactly.

Trytowin20 · 28/01/2023 21:58

@girljulian can I ask what kind of boarding you got with the loft and how much area you got please, we've been offered a loft leg system (like a big chunky V bracket as he showed us one) another a 'floating' floor using wooden beams instead. Just over 20sqm with the floating and 18.5 with the brackets. 30s semi. Blooming minefield! Also what ladder did you get/ have, our one opens right on the stairs so to turn it round we would have to get a telescopic one. Not necessarily a problem if good but both kinda sucked their teeth and went they aren't the cheapest (well no but one foot wrong currently you can topple down the stairs or smack into a wall as our stairs turn...neither recommended!)

Desperate to get it sorted 🙈 thanks in advance

We’ve just had ours done at £3.3k. £1k of that was the new loft hatch and telescopic ladder. We had it all boarded and insulation. We are in SE London. 3 bed semi.

Nauticalthemedloo · 28/01/2023 22:18

We got ours done in November the brackets with board on top (to let the insulation breathe), new wooden loft ladder, bigger hatch and moved the hatch to a better spot. It's really well done, £2500 in Scotland.

CellophaneFlower · 28/01/2023 22:31

I'm also really interested in people's experiences with this. Every time I look into it, I get carried away with luxury loft rooms, then full conversions, then forget I really only need it boarded 🙈 The ones with the stuff added to the roof do look good though. To keep the dust spiders out.

VioletPickles · 28/01/2023 22:34

Did it myself (4 bed detached) for approx 500 quid. Took two days. But a pretty tough job. I’d have happily paid someone to do it for me!

Nat6999 · 28/01/2023 22:57

Exh boarded ours out with 22mm tongue & groove chipboard flooring panels from Wickes, they cost £16 per square metre now.

postwarbulge · 28/01/2023 23:03

Hubby and I set to and did it ourselves, about twenty years ago. An additional cost was the number of tools we found we had nailed under the boards.

Sleepwalkingintothewall · 28/01/2023 23:07

I keep looking at this too, I know we could do it ourselves but the thought of coming down from the loft and shedding spiders out of my hair every tea break freaks me out.

Cornelious2011 · 28/01/2023 23:23

Dh did ours . Said it was an easy job. The cost of the boards and brackets -£300

FACupcake · 29/01/2023 08:19

We had ours partially boarded and had a new loft hatch and ladder put in and it was about £500. They added a light up there too which was handy because dark lofts are scary. 😅

ArcticSkewer · 29/01/2023 08:31

I got quotes of about £2k just for boarding (already had lights and ladder).
I did it myself for about £400 with the loftlegs system.
It was a horrible job!!!
And totally relate to the additional cost of all the stuff you accidentally leave under the boards

Sorry for slow reply — it was 18m2, but we already had a telescopic ladder that didn’t need to be repositioned. It was the “loft zone raised floor system” apparently!

kitcat15 · 13/02/2023 21:26

My mum paid 2k , North Yorkshire…light wired in….hatch enlarged….telescopic ladder…..fully boarded …..she has a 3 bed bungalow so to quite a large area

Youcancallmeirrelevant · 13/02/2023 21:30

We did ours ourselves cutting our own boards from a big piece instead of precut 'loft boards' which were way more expensive and fitted a ladder, cost £200

SprungIsSpringing · 13/02/2023 21:35

Bloody hell!

I am suddenly far more grateful of my dad and brother doing mine in return for cups of tea and a sausage sandwich.

I'd not realised the cost Blush

WalkAwaySugarbear · 13/02/2023 21:40

We paid £950 for a bigger hatch opening, wooden ladder and 100sqft of boarding last year. We used morethanloftladders in the NW. I think they are a franchise.

ThisMustBeMyDream · 13/02/2023 21:58

4 years ago, NW England. £400.
That was for boarding down the middle but not under the eaves. Light fitted. New metal ladder and larger hatch opening.
Beginning to think I got a bargain compared to some 😱.
I think similar now is around £600 from what I've seen advertised.

ThisMustBeMyDream · 13/02/2023 21:59

Mine was 120sq ft of boarding BTW.

Realisticrhubarb · 13/02/2023 22:15

£1,100 for 120sq ft raised boarding down the middle, 80sq ft of truss shelving, 2 lights and a pull down ladder

Changingplace · 13/02/2023 22:31

We finally got this done a couple of weeks ago, paid £800 and it took them a day plus a couple of hours a few days before to sort the insulation.

We’d already had the hatch enlarged & a ladder fitted, and a light put in, but that was all in with some other work and I can’t quite remember how much those bits were.

Think it would’ve taken us so much longer, plus we don’t own the right tools so would’ve needed to buy stuff so I was happy to pay someone to sort it.

DottyLittleRainbow · 13/02/2023 22:35

We paid 1400 for insulation and boarding last summer. In the SE.

Trytowin20 · 14/02/2023 14:06

@girljulian no worries what are the telescopic ladders like, are you pleased with it? I've had another one out to quote and they've offered a different wooden one that stays in a large loft hatch and folds out but it's much more and they don't 'finish' the hall ceiling. I think we would have up to walk up the ladder and get off to the side but that would be the case with both types. Total minefield.

girljulian · 24/02/2023 16:34

@trytowin20, perfectly happy with the telescopic ladder -- I don't know why a wooden one would be much better really?
