Buying a house without estate agents involved

I have been searching in a specific area for a good while and in February dip a letter drop and got no responses.... until recently. It is actually my dream house but the vendor who is going through probate is happy not to use an estate agent, as is my conveyancing solicitor who sounded really happy when I told her.

Does anyone have experience of this. What things should I consider it take into account as we aren't using an agent?

We are writing an agreement and signing it and are getting a rental agreement in place so I can rent before the probate comes though. I am trying so hard not to get excited as it feels too perfect.

At this point there is nothing an estate agent can do to aid the process, their role is to market a property and help push the sale through to earn their commission. You need a good conveyancing solicitor, mortgage advisor (if you are getting a mortgage) and a surveyor. Best of luck with your purchase.

I have a great conveyancing solicitor. I will be getting a level 3 survey done once I start renting and I have a great mortgage broker.

We’ve been using Purple Bricks as our agent (selling) and we may as well have not used an estate agent, their role was listing/advertising and we paid extra for them to do the viewings. Since offer accepted I haven’t heard a word from them.. more important you have a good solicitor and surveyor!

@Lcb123 same here!! We used Purplebricks and it was good for the sale but we’ve had no post sales support 🤣

OP I think it’s entirely possible to buy without estate agent as you’ve got a good conveyencer

Sounds great, agents do sod all except provide a link to your property via Right Move etc. Useless otherwise.

I sold one without an agent. It went through really quickly, and neither I nor my buyer missed the agent at all. I split the savings with the buyer so all happy.

Remax are literally the best agents ever, they work more like an American realtor and work closely with you all the way through to completion.

I advertised my old house in the local paper, got 4 viewers and 2 offers, sold to the couple I liked best. Sale went through no problem and saved paying an estate agent. All it cost me was for the advert in the first place, but this was pre rightmove days

I bought my current house with no estate agents involved, there was no chain, just us buying from the vendor. It was simple and stress free once a price had been agree. This was 15 years ago, so not sure if things have changed, but it wouldn’t put me off buying this way again

Thanks all for the reassurance. The vendor and my solicitor are great so I don't expect any issues.
