How are you notified of viewings?

I'm on the market as of yesterday. How should I be expecting to be notified of any viewings? Will the estate agents ring every time someone wants to view or will they collate a list to contact me with? We've agreed to do a mix of them conducting viewings and me conducting them.

Mixture, high end agents would ring us to check then confirm by email.
Newer agent whatapps me.

In both cases the agents do the viewings and we go out.

Mostly by phone is the normal. My last one was by what’s app. But we knew the estate agent through something else. Mostly phone. As most people want to know straight away. And emails can get missed

Last 3 sales have been by initially by phone to arrange the viewing time and to tell me the prospective purchasers position , followed up by email confirmation of the viewing after they have contacted viewers to confirm ,
the agent always accompanied the viewer and I always went out

@Greenshake it transpires that the agent has lied about a number of things to get me to choose them. We already have a bit of a difficult relationship because I found out about the issues and confronted them and we're only one day in! Currently considering binning them off and choosing another provider.

We went through an online agent and opted to do our own viewings so we set our availability and viewers were able to book slots online. Obviously then you run the risk of time wasters or those that aren’t in a position to actually make an offer but when the viewing was booked it did tell us what the viewers position was ie nothing to sell, STC etc
worked ok for us but limited post sales support (you get what you pay for!!)

We sold through Savills recently and they created a WhatsApp group to discuss & agree potential viewings

@Clickta the house we want to buy has been on the market for 2 months and has been reduced once. We're the only people to offer. It's a fairly large house but really lovely and the price is in keeping with the area. We offered the asking price and EA told us that the vendors had agreed to be removed from the market for a minimum of two weeks and no further viewings would take place, to give us to chance to sell ours, ONLY if we marketed with those agents.

Against my better judgement, we decided to just go for it because we really want it. Turns out that as soon as we'd signed the contract EA now claiming that it was never a guarantee. It was. My fault however for not getting it in writing but having lots of verbal confirmation from EA on the phone. We're now marketed with EA but the house we've offered on is still being marketed and vendors don't want it removed after all.

The thing is, we really were okay with this and understood. Felt confident about our own property and whatever will be will be sort of thing. EA knew they'd never get me on board and get commission from me in this case as I had someone else I wanted to go with instead.

No seller will take their house off the market for a buyer that can't proceed. Unless you have a cash pot available without selling your house, this won't happen.

I've found a house I want. Vendors reduced it this week, but despite my house being on the market, I've not had an offer yet, so I have to take the chance that someone else will snap it up. I'm on with the same estate agent as the house I want, but that doesn't make the slightest bit of difference.

@Novemberhater this was my argument also, however they told me over and over that they'd spoken to the vendor and had this agreed, particularly on the basis that there was no other interest and hadn't been.

As I say, it's my fault for not getting it in writing of course, but I'll be binning them off because they don't deserve the commission.

Nevertheless if they do manage to find you a buyer it’s not a bad idea to be buying and selling through the same agent because they are doubly motivated to keep everything on track
