New build snagging

Would you get a professional snagger if you were buying a new build even if the developer says they'll do a full snag list?

Have you exchanged contracts yet?

GU24Mum. No exchange yet. I was thinking of snagging after I move in.

You can't get a professional one in until the house is yours.

I didn't bother with one, anything we needed sorting was done very quickly and this was in the middle of lockdown.

I definitely would (from bitter experience).

GU24Mum · 01/11/2022 21:59

If you haven't get exchanged, your solicitor needs to battle with the seller's solicitors to write in proper snagging provisions and allow you to get your own report done.

GU24Mum · 01/11/2022 22:00

....... ie done when the seller serves the completion notice on you, not now as there won't be anything to snag.

We got one in (cost us £600) after our Home Preview but before we completed.
Biggest waste of money.

The Snagger picked up on obvious issues with the decoration but missed practically everything else. The developer however was already onto most of these issues anyway and took others (that we identified ourselves) onboard and dealt with them.

No way would i use a snagger. I have never seen anyone who used one end up happy with their home even if they have had everything the snagger lists sorted. It just seems to start you off on completely the wrong attitude to what should be a happy time. I see them as ambulance chasers and feeding off peoples insecurities.

We purchased a new home. We listed the faults we noticed. They were sorted in reasonable time. There are other things needing done but i will work thourgh them as i decorate the house.

I see people on facebook pages for where i live wasting YEARS moaning about internal doors not fitting correctly, exterior doors dropping etc. These are things that i just couldnt let spoil my enjoyment of my house. I would have it sorted in days.

Thank you everyone. I dont think I'm going to.

Would you trust a used car salesman to tell you everything wrong with a car he's trying to sell you ??
