Would you buy a village house that was RIGHT next door to a pub?

We don't know the area v well but have totally fallen in love with a gorgeous house in what seems to be a lovely village (playgroup, shop & Post office, church) with a nice busy town about 6 miles away.

There are two pubs in the village and apparently everyone goes to the other one (which does food). The one next door to the house we're looking to buy doesn't do food and has been struggling apparently - three landlords in as many years from the brewery. It also doesn't have a beer garden - only a car park which isn't overlooked by the house (there's a row of cottages in the way)

It's to the back of the house. We're about to have DC1 and I don't know how many more we would have but we're certainly planning on staying in this house for at least 10 years - but do you think it would be hard to sell on should we want to later.

Thanks everyone - sorry to post and run...
I'm kind of split like this too - half of me thinks it's a fair way away and it hasn't apparently worried the vendors (though they would say that ) and we currently live in C London with noisy neighbours now and the other half is worried that it will become the local bikers meeting point...

This sounds very like a house for sale near us in a very similar sounding village - and knowing the area I would buy this house. But your village could be totally different. Think you just need to go a visit regularly. When we moved I was obsessed by plane noise and spent a lot of time sitting in pub gardens. Then we realised that we were in Heathrow flight path and never noticed the noise at the old house.

We're 3 doors down from our pub, and on the main road. It's fine - pub is lovely, people are pretty quiet going home. Would second the advice to visit the pub itself at different times, and maybe visit the village around closing time if that's possible, on a Fri/Sat night to see what it's like.

oo I'm in Herts too but ours isn't the Old Crown!

We get 2 brewery deliveries a week; one on a Friday and one on a Tuesday (both daytimes) so they don't bother us and not that many people are out smoking.

Could you not go for an evening out and just happen to find yourself at said pub - look at the noise (outside/in/chucking out) and see if that helps?

Yes! I live next door to a pub.
Their deliveries are the only thing that cause us occasional problems due to the fact that the barrels have to be rolled along our yard to reach the cellar door of the pub.
Our major problem is the amount of time we spend there
We love it as we live in a village and the community spirit is great

I wouldn't - there is a cafe bar at the end of our road that has just opened up and the noise from the bar isn't the problem, the problem is when people leave and stand outside chatting at 2am, or go outside to shout into their mobiles. Plus car parking is becoming a problem not to mention the oiks that turn up on their noisy mopeds and leave them ticking over at 3am while they say their goodbyes. Standing outside smoking just about caps it off!

well you never know how things may change for better or worse

definitely the smoking ban has made it worse living by some pubs..my dd2 whos is young and not prone to thinking about this stuff loathes being opposite the pub where they hang out smoking just in front 24/7 well nearly as they just stare towards her house all the time and she feels like she is in a gold fish bowl and leery remarks whenever she goes in and out and the noise level which doesnt seem bad if you are just passing but living there it is a different constant irritation

i wouldnt like to be by a nursery either..have done that too when a house changed thru childminder to busy childminder to nursery with 40 kids

I live opposite a village pub too and have been bothered maybe once or twice by the noise in several years (when they were having parties). The only minor niggle is that when the pub is busy, parking around my house can be a nightmare. Pub is lovely and landlord is lovely. Wouldn't move for the world.

However, I have also looked at buying another house next to a pub and was put off for the following reasons:

  1. I went in for a drink and met the landlord. I did not like him at all and felt he would be most unsympathetic to and problems I had.
  1. This pub had a beer garden adjoing the house's garden and the first time I found a cigarette but in the flower beds I would have been apopletic.
  1. People did tend to loiter outside with cigarettes and the smell of smoke wafting in my windows would have driven me nuts.

So, IMO, depends on the pub. If I were you, I would go at night a few times (especially on a friday and saturday) and work out what its like. Also if it seems likely that it may close you need to consider the possibility either that it may be taken over by someone who wants to run a rowdier pub or coverted into a house (which will mean very protrated building work). If this dones not bother you, then go for it.

ChampagneSupernova - I'm in west Herts and know a lot of the pubs quite well!

So if you give me a clue about the large town (you don't have to name the village, obviously) I could take a few guesses.

I would be cautious. I'd check out the pub. go there on a saturday night etc. bear in mind it might be different in winter than summer - you said it hasn;t got a garden but weather will affect the numbers of smokers. But I think the main q for me would be what else is on the market and how long I'd been looking. If I'd been looking for a good 2-3 months and nothing suitable had come upI'd be coming to the conclusion that I needed to compromise on something - and maybe the pub would be it. If i'd only started looking last week, and there were others that looked promising then I'd probably put it to the bottom of my list. unless it was perfect in every other respect

I'm like fio. I do live behind a pub and although there has been some noise in the past, it has always been fine, and I also get noise from the Church and the School. The deliveries were mid morning and no more noisy than playtime. We could mildly hear karaoke etc sometimes, but no more noisy than the hymn singing and less so than the bells.

All fine until the smoking ban. When they built a smoking shelter in what had previously been a private back garden backing right on to our garden. This has caused DH and I many a disturbed night and also (bearing in mind it was only built end of July and we were on holiday for two weeks in August) when I have been in the garden with my children there has been inappropriate conversations and language and cigarette smoke.

They built the shelter without planning permission and when we complained they submitted plans that have been rejected. BUT as they have 6 months to appeal they are still using the shelter. Also, and this is a critical bit, if we want to move we will have to declare this I assume as a dispute with neighbours which will affect our saleability. I am hoping they will leave before we do!
