Bigger Bedroom or Shower??

Hi everyone. We currently have a small unusable bedroom that we are changing into a bathroom and a really big bathroom that we intend to convert into a bedroom an en-suite. My question is whether you would prefer a bigger bedroom with just toilet and sink or lose a foot of the bedroom to have a shower, sink and toilet. The bedroom would be about 10' x 9' without the shower or 9' x 9' with a shower. My thoughts are:

We will have 1 shower over bath and can't use both at the same time and never would anyway

We have 2 boys, aged 11 and 13 so isn't bedroom space more valuable?

My Husband wants the shower as it would be where the existing shower is anyway so no extra plumbing and he thinks it's good to have a walk in shower, even if it will be a small one). All plumbers and builders seem to think the shower is more valuable (they won't get any more work by having it so don't think that's why they suggest it).

I'd like to hear some thoughts as I'm going round in circles and need to decide!

We won't be able to use 2 showers at the same time as they'd both be working from a combi-boiler so not enough pressure and we've been advised against an electric shower as it's a hard water area so they don't last well and would cost a lot more in electrical work and damage to walls to set it up. That's why I'm not sure a second shower would actually benefit us but I might be missing something.

A 2nd shower especially with teenagers.
We have 2 showers and a combi boiler and we can use them both at the same time.

That's interesting @Ladybug10, thank you. Although we have just bought the house and don't plan to sell fir some time, I suppose what's appealing to most families is a consideration too.

Is there room for a show downstairs? When my SSs were teenagers having a downstairs shower was a godsend after winter sports.

A 9 by 10 bedroom sounds quite small. Is that no 1 bedroom

Are you considering having an en-suite that is just a loo? If so that is surely just a bedroom with an attached toilet cubicle! Definitely put the shower in

Absolutely the shower, as even if you can't have them switched on at the exact same time it will still save time staggering morning showers with the extra room. In terms of the 'value' of the slightly larger bedroom, I think the difference in size is pretty negligible, and if you plan storage well you won't really miss it.

a vote for extra shower here!! That’s the reason we are moving house. Our 3 bed has been a lovely family home when our boys were small but now they are 2 teenagers having just 1 bathroom between the 4 of us has been tricky!
we are now moving to a house which gives them more bedroom space and we get 2 bathrooms plus a downstairs toilet!!!
we have compromised though as we are moving to a house with a smaller garden and less parking but we need the bigger bedrooms and extra bathroom

@MovingOnUpp, its a third bedroom snd will be my son's bedroom. We weren't initially going to make it an en-suite, just move the bathroom but as we only have 1 toilet in the house and it's a really big bathroom, we thought we may as well put in a second toilet so the en-suite is just an afterthought really for an extra toilet.

@KnickerlessParsons I just feel bad because my other son has quite a big bedroom so don't want to give my other son a smaller room for the sake of a shower we won't use but people do make good points about the benefit of an extra shower.

What is your bedroom like? Could you swap and have the en suite?

@BackT it's a victorian house so has a fireplace at one end and bay window at the other so nowhere an en-suite could go unfortunately.

@RM2013 thank you. Houses really seem to be all about compromise, especially when you're not a millionaire!

Thanks everyone for the thoughts, it seems to be unanimous that the shower is the way to go.
