I think you are looking at LEAST £40-£50k to spend on doing it up. I’ve just looked up prices in that areas, £350k seems massively overpriced! Esp for somewhere that needs that much work.

I know the area very well. It’s in a great location and has a lot of potential but it seems overpriced to me. Id go in with a lower offer.

I’d offer lower than that, but it’s in an established area, unlike the Belle Wood link above, which are matchy-matchy boxes crammed on top of each other.
Traffic at school time is a bit horrendous round there, which may or may not be an issue.

It's got very nice size rooms and gardens and the kerb appeal is nice enough. A lot of the cosmetic work you can do yourself, removing the patterned carpets and their furniture will reduce the 'noise' of the place so you can see what really needs doing.
I'd have a full structural survey carried out personally to ensure no nasty surprises & offer 10-15k less than asking

These house prices are making me weep, we so need to move when the kids leave home.

I really like the first house and think it has potential, it already seems a bargain to me at that price but obviously not following the other links. I'd put in a lower offer and see what happens especially if it's been on a while.

The new builds are nice and shiny but the Carlisle Ave one is in a way better area. You’re a hop and a skip from all the lovely bars and restaurants that have cropped up on the main drag and a five minute walk from outstanding schools if that’s a consideration.
I’d choose it way over the Cawsey homes, nice as they are.

i think it has loads of potential and I am going to sound more negative than other posters but I hope it's actually just a bit of realism as someone just finishing their 3rd renovation (I've learnt some hard lessons!!):

  1. It would cost a lot to open up the existing kitchen >£10k (based on my last project) because it looks like it's an extension to the original exterior wall and they support a significant amount of structural load. I'd think carefully about your final layout on that basis.
  2. You'd want to make changes to the layout before rewiring or replacing any windows because otherwise you'd have a lot of rework when you change the layout. Both those things will cost a lot to do. Rewiring would be £5k+ and the same again at least for windows/doors with even relatively cheap white upvc.
  3. while there are 4 bedrooms none of them are especially big and there is no natural 'master' bedroom which I think if you were aiming at the £500k end of the market you'd need to have.

With all that said if it's a home for you to love and not to do up for a profit and you have the money anything's possible. Sorry I hope I haven't been too much of a downer!

Appreciate your thoughts. Hoping it could be a long term home. Thanks for the bits re renovation- food for thoughts.
