HUGE porch build quotation

I've just had a quotation for a porch (3m² no planning), pitched roof, one window and composite door with glass panel. £18k (inclusive of VAT), electric, plastering etc., no flooring. This seems crazily high.

I know prices have shot up but even allowing for £3k/m² for the building work, I can't make sense of the figure.

This is in the Midlands. I'm waiting for another couple of builders to get back to me.

Any recent porch builds to compare price to? Thanks

I don’t think that’s too bad… the £3k/sqm figure will have a bit of an economy of scale built into it, so a smaller build will be much higher

Keep getting quotes.

First builder I got a quote from for an extra toilet in the house was £10.500 plus VAT. The builder who is currently actually doing the job quoted £3,500 for identical spec, and isn't registered for VAT.

Yeah I did consider the increased cost for a smaller scale, still seems high even considering that though.

The door is "only" just over £2k of the quote. I'll be interested to see how other quotes compare though, as I know prices have shot up, so might not be too dissimilar.

They don’t want the job! It’s not competitively priced because it’s too small. This is how builders work. It’s a hidden message. Hope you find one who needs the work.

Get a few more quotes. It is probable that this firm don't want the job.

ladyof2022 wow that's a huge difference!

I worry about massive prices differences like that and where the cuts are coming from. It's difficult to know who is genuine and competent.

We've used this company before for one day's work but I can't unfortunately justify almost £20k on somewhere to store shoes and coats Grin

The price differential are someone who wants the work and someone who doesn’t. They would take your £18k but of course it’s overpriced.

A builder not registered for VAT is basically not a builder. Just someone who does it as a hobby. Just look at the lowish turnover for vat. They are not doing much work or they are avoiding vat and wanting cash. Somewhere in the middle is the right price.

Thanks for your replies all. I thought it was maybe they didn't want it but I haven't had any other quotations to compare with yet. I'm definitely not going to proceed with this company.

I'll come back and update on the other figures!

Quotes are all over the place at the moment. You need to get a few and make sure they are quoting for the same thing.
I've been doing a tender for a client recently that is fully specified and detailed and the quotes have come back over £150k different (more than double) and this is both from builders who definitely want go ahead.
Prices have been brutal for example we pre planning issue (feasibility) tendered one project 6mths ago, the final tender returns are coming back from the same companies now post planning and todays return was £268k 6mths ago and is now £395k - the spec hasn't really changed.
It's really hard because clients seem to think it's my fault they are all coming in high, not that I was about right 6mths ago but everything is a lot more expensive now and it's not going to drop any time soon.

For perspective I know the projects I've quoted are much bigger but they are the most up to date figures I have. The price differences are just as acute on smaller projects, we have a small refurb that was supposed to come in at around 40k it's just been returned at 60k and it's taken months to get those quotes because everyone is so busy.

I wouldn't get a builder for a porch anyway, always going to overcharge you. Get some quotes from local conservatory/double glazing companies, you'll probably find a they're a lot cheaper.

wonkylegs thanks for the insight. Yeah I expected it to me a few thousand more that typically but honestly didn't expect it to come in much over £10k!

I was wondering if something of that sort might work. That's what we're thinking of doing long term for a side porch. I guess it depends on what the OP wants inside it?

Any company that does conservatory/sun rooms will be able to build whatever you like as they have brickies, plasterers, electricians etc for doing those things. Anglian Windows for example do a range of different style porches...
