New build discount and switching kitchen and lounge round

Hi,

I have 2 housey questions....

  1. We are considering purchasing a new build house that is already built and standing with kitchen fitted, scaffolding down etc. But due to the current climate has yet to be sold. Has anyone any idea of what type of discount we might be able to get? I hate the haggling bit as I always feel cheeky asking for money off, but obviously I would like it 😂 has anyone had experience? We are close to exchanging on our property so are good to go (nearly!). It's all abit late minute unfortunately as our purchase has fallen through and I don't want to cancel our sale.
  1. Although it is a new build I do want to change the living room and kitchen round. The living room has access to the garden which the kitchen does not, and is bigger, and I would like the possibility of adding an extension later on (I've always dreamed of that big kitchen diner living space!). Has anyone switched these rooms round before and what was your experience of it please?

Appreciate any help people can offer 😊

You might get a discount as the house is built, particularly if it’s at the end of the build. If they’ve already installed the kitchen, I doubt you’ll get them to change things around, even if it were possible to do so. Plumbing, electrics et will all be installed and there might be Wi-Fi and so on in the living room which could interfere with kitchen stuff.

Worth asking about a discount (or incentives) but have no idea how you may get on, they may take a chunk off to get it sold or on the other hand they may be willing to wait.

With regards to moving the kitchen I would say it is a non-starter.
Electrics, plumbing & drainage would be a nightmare in what is otherwise a completed house. Certainly I would expect the developer to get very funny about the warranty with so much having been changed.
Consider it when you have the extension done perhaps but expect costs to be very high.
Are you sure this is the house for you?
