In reaction to a recent thread about price of semi-detached properties I am curious what people would offer for this property?

No garden
Another fur coat and no knickers renovation. Have they addressed boilers, roof, windows, render etc. It looks neglected- assume it is rented.

We sold in 2000 and the buyers had their council tax put up as we had extended.

I never got the impression that is neglected despite being rented. Renters moved out just a week ago so fresh pics. Roof is a concern for me. Boiler was installed 2016 with brand new wet underfloor heating through ground floor, new kitchen, bathroom…

Don’t know the area but looks very over priced based on recent sold prices. With that and the lack of garden I think I’d give it a miss unless owners willing to come down a considerable amount

I noticed that it is on a private road. I don't know much about upkeep and maintenance of private roads, but is that something that would be the responsibility of you and other homeowners? If so, I'd check how much your contribution is likely to be.

Pp is right that kitchen will be freezing at least half the year, I speak from experience! The EPC would worry me. And the North facing garden would put me off anyway.

Well it's not really Winchester. It's a quiet village about 3 or 4 miles north. Is there a regular bus service? There's not much going on in Littleton. I think 1 shop at one end of the village and one pub.

It sold for £377,000 6 years ago, I would look at the average increase in property in that area since then and what they've done to it.
Does it value a 200k ish Increase?

yes Littleton is Winchester. It is walkable (brisk 30 mins for myself and DH) we are sort of fit 30 somethings.

Yes I am trying to justify that- is new wet underfloor heating/glazing/redecoration/bathroom/kitchen in 2016 plus price hikes worth 200 K?

Yes that was my immediate thought too. The kitchen will be cold. The small garden too, isn’t what most people looking for a family home would choose. It looks quite unloved. I would imagine the EPC won’t be favourable, it’s rated D. Would the close by army barracks create noise? I wonder.

Army barracks is closing in 2024 possibly to be replaced by a nature reserve, science park and new houses. We are actually wanting to be in the village as we hope to either upsize to a better house or one of the possible new ones being proposed. Littleton is a highly desirable location with an excellent school in catchment so we are not concerned by the area at all but just cannot afford the type of house we want there as DH is currently only part-time finishing a period of study. In the next 8 years or so we expect our income to have increased substantially.

My friends have extended their kitchen almost exactly like that, including underfloor heating. It isn't cold in the slightest, quite the opposite. It's very well done. What it is, is fucking expensive! Underfloor heating is eye watering.

That house would cost 350k maximum in our village so I really can't comment.

My house is similar. Period property with a kitchen extension into a small north facing courtyard garden.
If the extension has been done well and properly insulated, it will be fine. It looks quite light; I don’t really get any sun in my garden from November to March, and need lights on most of the time, but in the summer is a lovely little sun trap.
Im in Berks rather than Hants, but I’d say the price in in the right ballpark…

That wood burner flue is almost directly in line with the bedroom windows, even if closed they're going to get the smell I reckon. I'd check that it complies with building regs as well, I'm sure it has to be above the ridge line.

I mean it is possible to get it warm, but it will be incredibly expensive, so it depends how much you are willing to pay for keeping it at a reasonable temperature. It will be a bit like a conservatory, but without getting any heat from the sun as it's north facing.

I think there is something up with it. It could just be price if it's been on for that long. Or unreasonable owners.

My guess is missing building regs and/or missing build over agreement looking at where the extension is. The fire flue looks a bit unusually situated! And the roof looks like an original (?) One possibly slate. May be fine, likely to need replacing. That's probably going to cost more than £10,000.

I'd be very, very careful about value in this current market.

If the barracks is due to close, that may be the reason it’s been stuck on the market, and would be off putting to potential buyers.

A new housing development may ruin what you like about the village.

Another point to consider, if you are considering a medium term move, when you are selling an older home, with not the best EPC and you possibly find yourself surrounded by new developments you may find it harder to attract a buyer.
