hey all

after a stressful process buying our first home we have had confirmation from estate agents & solicitors that we will be exchanging Monday to complete next Friday. funds sent to solicitor, contracts signed everything done. may sound silly but I started packing months back just small things and then read horror stories about chains falling through so stopped haha, my question is if exchange is this close and completion do you think we would be safe to start packing now this weekend, we don't have much time on our rental left and we have a friend with a big van that can help at good price, sorry if this sounds like a silly post but this is first time for us so very anxious
thank you x

It's not a silly post but it does very much depend on your chain. If you're at the bottom of a chain of 10 it's riskier than if you're buying a property someone has inherited or a new build.

Congratulations! The worst that can happen is you waste time packing and have to unpack a few things. Go for it! Im naturally cautious so would put the things you need for next week, inc clothes and cooking stuff, in their own suitcase/box so they’re easy to get to if anything is delayed.

One way to look at it is would you rather have spent time packaging only to have to unpack at leisure if it all falls through, or would you prefer to not pack until Monday and have less time for packing?

As someone who packed and then had to spend 4 months in her old house surrounded by boxes when it fell through I would go for a happy medium?! Only pack stuff you’re not going to be using for a while and make sure stuff is still accessible. I know 2 others in the same position I was in at the moment as well, chains are not as stable as they once were.

Good luck!

If you are working all next week, and are self moving, I'd be doing a significant amount of packing this weekend.
It will take hours, and you need to be ready to move (as in everything in the van) late morning on moving day.

Paranoidandroidmarvin · 16/10/2022 14:33

I had packed. And they pulled out on exchange day. It does happen sadly.

It depends, we started packing weeks before, however we had a very large home, with a lot of stuff, we were downsizing. Packing takes time, be brutal with what you truly need, items that you don’t use, don’t hold cherished memories, or are joyful, let’s them go. Let’s you new home be a fresh new space. Good luck.
