Arranging the annual Gas Safety check. Who's responsibility is it to organise please?

Landlord. The tenant should be consulted so that a suitable day can be found, but ensuring the property passes the gas safety check is the landlord's responsibility. Info from Shelter here (for England).

If you're a tenant of a rented home, it's the landlord. If you're renting a non-domestic property such as a business check your lease.

Ok so if he's asking me to arrange it is that allowed? He's sent me a copy of the letter from British Gas and asked me to arrange it myself. I didn't get round to it yet and he's chased me saying it must be done as it expires next week.

I think he's probably just asked you to arrange it so it's a date that suits you? Cutting the middle man out as such. I don't think that's unreasonable... (I'm also a private tenant).

@LatersKwasi so he’s basically asked you to arrange it at a time that’s convenient for you with the plumber directly? I can’t see what the issue is really, surely it’s more convenient for you?

The landlord is ultimately responsible and legally they have to have a valid gas safety certificate. They have obviously passed it to you so you can arrange a time that suits you. If you don’t want to make the appointment then pass it back to the LL but you may have to be flexible with making sure you are available for the appointment or give them permission to enter the premises when you are not there.

Yes its allowed for you to book the appointment, but your landlord pays them direct. You do have to do it by a certain time otherwise the landlord cannot legally rent the house which makes you homeless. Call tomorrow and get it booked for a date as soon as possible. You have a week which isn't long.

When I used to rent, my landlord would email me when it was time for the gas safe check and give me the companies number to call to make an appointment convenient to me. The landlord would pay the gas safe company directly, they got a copy of the certificate and I also got a copy to keep.

Arranging as in paying for and making sure it’s done, is the landlord. Arranging as in booking the day can be the tenant as then you can arrange it to suit you.

If you don't get it done, he has a right to get all your gas switched off. Get it booked

As a tenant I always preferred it when the landlord passed on the information and asked me to arrange the appointment myself. So much easier to just pick a time that suits me directly.

Landlord always paid for it though

Sounds like he's asking you to make the appt at a time convenient to you not that you're responsible for paying for the check. That's perfectly reasonable

I’m a landlord and i ask my agent to do this then the agent need to arrange time with the tenant.

I actually would have been pleased if my landlord had done this, as it gives you the power to make the appointment at a convenient time for you. I hate it when landlords/agents go over the tenants' heads and just tell you 'this is happening'.

So your landlord scores well for consideration (in a way, of course it's also maybe easier for them if you arrange it) BUT badly for clear communication, since you obviously didn't get the situation or how essential the gas safety check is. So get it booked ASAP it's essential for everyone really.
