Loft Conversion creating fourth floor

Would we be mad to do this?

We have a modern (2006) 3 storey town house and I am wondering about whether to extend our house up into the loft.

Currently we have:

Ground floor with kitchen/reception rooms/utility room/toilet
First floor with master bedroom and office
Second floor with 2 bedrooms, snug (same size as office so small single)

So I am thinking that an extra floor would give us space for an extra two rooms plus shower room.

Not too worried about adding value more the utility of it. All DCs are adult but 1 DC likely to be here for years to come. Married DC lives in another city so they come to stay for a week or more several times a year.

Does anyone have any thoughts please?

I think it sounds lovely. Loads of friends have at least 4 storeys, my grandparents did and they managed the stairs well into their 80s. The beauty of loft rooms is that you can shut them off when needed as well. In terms of the balance if it’s a town house then the bedroom on the first floor could also be used/ marketed as an extra sitting room so I think that would work too. Plus our own loft bedroom is lovely- really peaceful, light, best views in the house and nice and warm because we improved the insulation. We also still have loads of storage in the eaves which is much easier to access than before. So I’d say go for it, you and your family will love it!

As well as having a large number of beds v living space I worked think 3 sets of stairs to bedrooms is quite undesirable, it wouldn’t be worth as much as somewhere with the same number of tons over 2 or 3 floors. I don’t think you’d necessarily get all your money back (may not be such an issue if you only pay your husband in cups of tea) so is it it for maybe 2 weeks a year when everyone might be back. My parents had 6 beds, we all went home with families lots, then they downsized and we stopped congregating there, it was very special to have those weekends together, I absolutely get you.

We have already solved the hoover problem by having a hoover on each floor.

I think we are going to park this for now. DH is worried that we would spend a lot of money then not use it.
