What do you expect to find in the house aside from furniture, tv, etc?

Linen? Towels? Plates, glasses, cutlery, other kitchen equipment?

We are letting our house and preparing to move abroad, just trying to find out what I should leave for the tenants.

I let a house fully furnished and have in it... furniture, no TV, ironing board and iron, hoover, microwave and basic kitchen equipment like pans, plates, cutlery etc.
I would advise against leaving any further items that you arent required to leave as these will then become your responsibility... ie. if you leave linen and other kitchen equipment and then it breaks/gets damaged, you will be required to replace it. If its not there in the first place then they have to provide their own!!

Thanks, that is a good point. I will not leave linen, I will take it to the charity shop instead.

I've only ever rented furnished places in my student days -they came with furniture but that was it ( no kitchen equipment or crockery, linen etc).

I think they might have had a hoover though but thats probably because the landlord realised that no student was going to turn up with a hoover amongst their possessions

My estate agents do corporate lets, I dont think they "do" students. My bank is not allowing student lets either...

Does this mean that if the tenant break a plate, I have responsibility to replace? Or the sofa breaks, or tv? (shudder)

i rent out old property too and agree with MrsDandOllie, basic furniture, basic kitchen equip etc, hoover. If you leave a microwave or tv, if they break down, you'll be expected to repair or replace them.
I also put mattress protectors on the beds and leave just a couple of (old) towels. I leave one set of bedding per bedroom, as beds are made up for viewers.

If you are letting it "furnished" and have an inventory of whats included I would imagine that if something breaks (eg TV, sofa) then you have to replace it as per the tenancy agreement inventory. Unless of course its the tenants fault and you can prove that (eg. if they throw the TV out of the window ).

You will also have to consider things like fire regulations when it comes to soft furnishings eg. sofas will have to meet the standards for being fire retardant

Also make sure you have landlord's insurance for the contents. normal domestic policies don't normally cover let properties.
