ongoing enquires - mortgage expiring

Hello
nearly 12 weeks into purchase, mortgage expires 2nd week of Jan, enquiries at top of the chain are still ongoing. When should I start to panic? our lender wont extend btw so case of getting a whole new application...
chasing EA and solicitors nothing progressing fast though

At this stage just make the chain aware that completion needs to happen by then or it will all fall apart

I'd panic by the end of this month but probably end of November is a reasonable time to get concerned

12 weeks isn't huge amount of time

Make it very clear now what your exchange date needs to be. I’d also want to know representives for every part of the chain - if you’ve got any crappy solicitors involved, they often don’t pass those dates on. Our chain just collapsed because of this.

@TimeforZeroes thank you, im due to have a baby middle of Nov so my exchange date I wanted to be end of this month, we did say we wanted to be in end Oct but not sure what effect that has had if any.

silly question but by representatives do you mean the company solicitors names? are we allowed to make direct contact with other solicitors or only the estate agents?

Ask your solicitor and your agent to pass the information down the chain.

If you can find out the names of the other agents, you could also phone them yourself.

Call regularly to remind everyone about your deadline. Chains are collapsing all over the place and they will be dealing with a lot of people - keep your situation foremost in everyone's minds.

Personally I would be doing all of this now so you are not anxiously going down to the wire.

But ultimately, it will only go as quickly as the slowest vendor and the slowest solicitor in the chain. Nobody can exchange until all legal queries are satisfied. For peace of mind, I'd have a Plan B just in case.

@donttellmehesalive Thank you for your helpful post - I had no idea that other vendors solicitors would talk to me, I thought it all had to go through EA.

We just had an update this afternoon from EA to say that after speaking to top of chain they feel that another 2 weeks and queries should be finalized so by the end of next week. I will follow up at that point and if we get delayed further or told something else then I will be throwing my toys out the pram and asking for points of contact for me to start chasing

The other solicitors won't give you any information so I really wouldn't waste too much time.
12 weeks really isn't long albeit I know you have the time pressure because of the baby. If nothing happens by the end of next week then decide if you want to give an ultimatum and stick to it

Our chain collapsed after 7 months because they used one of the “free” estate agents and their crap solicitors at the top of the chain.

Many years ago I moved long distance 10 days before my baby was due (and with a 17 month old in tow too). It was fine. I'd gone into that "moo cow" phase of being very relaxed about it. I actually had her at home, which was great. Don't worry.
