Time from exchange to completion.

What is the normal time period from exchange of contracts to completion? Who decides in practice how long it should be?

We are downsizing so obviously need to get rid of some furniture before we move. On the other hand we want to keep the house looking furnished in case the sale falls through.

Also need time to confirm removal company booking.

We did it all on the same day with our old house but it's usually a week or two I believe

It can be anything you decide. You can exchange and complete on the same day, or leave months between them. We exchanged on the condition that completion will take place within 1 week after a particular planning application was granted that we needed to live in the property, and that took about 6 months. If the planning application would have been rejected, we would have got our deposit back. So it all depends what your solicitors agree between the 2 parties.

We’re downsizing , and have 2 weeks and 2 days between exchange and completion
luckily our new place is empty and the current owner is happy for us to get the carpets cleaned and move some of the outdoor furniture down before we complete
moving on Thursday !
