To swap estate agent or not?

Our home has been up for sale for 5 weeks now with no offers and not a lot of viewers.

our estate agent lives across the street from us so we felt obliged to go with her as we know her and felt it was the proper thing to do. However, I feel like maybe because she knows us she hasn’t tried very hard for us and her communication is almost non existent.

She just took our house photos with her mobile phone and not a proper camera. I’ve told her our hot tub is included in the house yet two days ago a buyer enquired about the hot tub being available so she obviously isn’t telling people when they are here to view.

if I change jt will obviously make things quite awkward and maybe our friendship will end but am I doing the right thing?

has anyone changed estate agent after a while and found success?

If the hot tub is included in the sale is it mentioned in the particulars - it should be? Have you checked recently sold houses nearby and is your house priced accordingly?

assume your house is on rightmove and has a good floorplan with room dimensions?

She didn’t write on our rightmove advert that the hot tub was included nor did she share it on her Facebook post when she has posted our house.

House is priced accordingly and floor plan is included! We are priced under the home report value by 5k with “offers over.”

I'm thinking about ditching mine. after 5 weeks only 2 viewings. Up and coming coastal location so am annoyed. But I only signed a six week contract.

No contract, then just get another estate agent!

Honestly, I wouldn't want a hottub included. So I'd be put off.
Get the rightmove wording changed. Make sure the photos are good. If not, change agents. If there is no contract, do you know how much you are paying her?

As long as the house is being advertised on Rightmove, the reason for the lack of viewings is highly likely to be the price. If you reduce the price you are more likely to get viewings but most estate agents will value a property optimistically at first.

@juraandme This is one of the most important financial decisions in your life. I would absolutely ditch your current agent and go with an established agent that has a proven track record and listens to you and you feel confident in. An agent that is established and good at their job will have a database of people that are looking for a home that they can email before it comes on the market.

There are still lots of people looking to buy but a lack of Properties. Estate agents are desperate for stock at the moment.

Your current agent should be the one who feels embarrassed, if an agent took my house photos on a mobile phone I would phone up and go nuts at them. They should have a Professional photographer, they should send you a copy of the advert before it goes live so you can approve it.

I would take my house down, contact 3 local established agents get valuations and then re advertise. Your agent should be in constant contact with you, ask if they recommend an open day, ask what similar Properties sold for, ask how they will sell your home.
