Looks good. Loads of space and the potential to open up the kitchen more if you want to.

I’d open up the kitchen so you have a lounge/diner/kitchen family space. If there’s room I might put a small en-suite in the wardrobe area of the main bedroom.

That large reception room has no windows! Big no no for me - you'd have to open everything up to get some daylight in.

It’s open to the dining area though, which looks like it has patio doors @FuzzyPuffling

Thanks for the helpful feedback! Good spot re the window, I'm viewing it tomorrow so will watch out for the light in that area. From the pictures it does have doors leading to the garden and a skylight in the dining room.

I would open up while of back rooms, moving kitchen into middle darker area, and seating area where kitchen currently is with large doors to the garden

kitchens better in middle of the house if lacking windows as usually lots of downlighting under cabinets or shelves and over islands or dining table

I'd open up the kitchen - but the lack of windows would be an issue for me too. I'd also make the barhroom into an ensuite for bedroom 1. I'd build a wall at the end of the stairwell at the left end of the landing and knock through the bedroom 3 wardrobe to make a second bathroom.

Be aware that the back of the house is north east facing, so you won't really get any sun in the garden or the back of the house. Making that large reception room even darker

I have young children and would probably use the windowless room as the playroom and the separate reception room for the adults.

I'd be okay with the downstairs layout. I'd want a second bathroom though. We're selling a 3 bed at the moment (and I think that could easily be a 4 bed) and a couple of people who have viewed it have said the lack of a second bathroom is a dealbreaker

If you are thinking of opening up the kitchen/reception, you'd need to look at which walls are structural as it looks like the kitchen was enlarged with the dining room tacked on, so opening it up might not be a simple job.

I'd take out the smallest bit of wall separating the kitchen and reception room. And would probably make the upstairs bathroom a jack and Jill bathroom if it's feasible to do so. Looks lovely floorplan though

Me too, be lovely to have that separate adults only space. Or toy free space at least.

I think one family bathroom and a downstairs loo is fairly standard for a three bed. I like the layout, room for a separate grown up living room and office space for wfh. Then if you use the room off the dining room as a family room the kids are nearby whilst you cook etc.

you could do all sort of things - what do you want to achieve? do you want

  • another bathroom upstairs?
  • a utility room?
  • open plan downstairs?
  • separate spaces for different things downstairs?
  • etc

Decide what you want first and then make the floor plan work for you because there is plenty of flexibility there.
