Help make this a two bed a three bed

So my husband and I are looking to move and we've found a property we really like. Only problem is it's a 2 bed and one of our requirements was a three bed - bit of a major problem.

I feel like there's a way to make this a three bed but the landing space is small - I don't mind losing one of the ensuite or the closets.

Any help will be appreciated - please tell me if I'm being silly. Just to clarify we don't need to have a three bed imminently but we both work from home so it would just be ideal for the space.

I've attached the floor plans to help make things clearer

Personally I'd be happier to ditch the small en-suite and split the slightly larger bedroom but it will cost more.

I think the rooms are too small to make into a 3 bed. You have to think how much room is left after you put a bed in there. And quite frankly, that floor plan cannot be accurate. You need to measure the rooms yourself. I’d be willing to bet £50 that the top bedroom measurement of 15’5” includes the floor space taken up by the closet.

We want a home for a few years so working downstairs isn't a big deal but at some point we want kids and if we can't have the space to fit them in then it's a no-go. DH is set on the house, I'm trying to think practically about whether we can be there for more than a few years.

If you only want the home to work for a few years, small kids can share up until around 5, so you would have room for kids for sure. I think the rooms are both too small to split in 2 and if the roof space is a no go and you really want 3 beds then this is not the right house for you.

Yes the 15'5' includes the closet. Babies are in cots and then go in junior beds for a long time. Lots of 40's/50's builds can only fit in a single divan bed and nothing else.

7ft by 9ft is fine for a single bedroom, spare room or home office, the fact that the bedrooms each have 2 windows is a gift.

I'd be tempted to split them with temporary screening for a while to work out how you can use the space. You could, for example, have the side with the built in wardrobes a little bigger so you can keep the storage.

I agree with others. In that i think this is too small to make into a 3 bed.

It would be fine for an office somewhere at no great cost to yourselves but in my opinion not if you are thinking of kids.

A single bed is 3ft by 6"3, then storage for clothes, toys ect, i just dont think its ideal, especially not to spend money to midify it, that as a PP said may devalue it, then have to move again anyway.

Our DS had a room that was 12" by 6"3. It was a nightmare!! by time his sleigh toddler bed was in there, his wardrobe, chest of draws, there was just no space. We have so much more stuff now then when some of these houses were built.

Also if you are looking at going 2 storey, you will need to check your area for planning permission. We had a home that should have easily been allowed a 2 storey extension, turns out not by the coucils books Confused

Can i just check what your DH loves about it thats its "the one for him"??
