Asking price difference detectives please (North East area) - with links

Name changed as the area of search and my circumstances might be outing.

My house sale has just fallen through due to issues in the chain further up. I’m moving 200 miles, and should have been moved for the new school year. I’m gutted. I desperately need to move. I need space for me and my 6 year old. To widen the search I’m trying to think outside the box and am including bungalows and a much wider area in my search. I need to line up as many viewings as I can for next weekend, so am trying to make a short list.

I have seen these two bungalows and can’t see why there is such a difference in the asking price. I know you are all brilliant at rightmove sleuthing. Can anyone help me see if I’ve missed something obvious that makes one a bargain or the other over-priced? I’m not familiar with this area at all so even though they seem close on a map, maybe it is a location thing.

The first is £220k and the second is £175k. The first is beautifully presented, but does that account for all of the difference? The kitchen/bathroom seem a good standard in both, so is this all about a lick of paint?

Just so you’re aware, some areas of the NE, the coast, shiremoor, Seaton Delaval etc still have a three tier system of schools so have first middle and high, so not necessarily year 6 before they change school as middle school starts in year 5.

One could be desperate to sell and is priced to get rid asap, the other could just be trying their luck at an inflated price in the hope of finding someone who will buy it. Perhaps sometimes people- who can take or leave moving- put their house on the market for silly price just to see what happens. They look very similar.

I live near here and often walk my dog past those very bungalows.

The first looks much higher standard and doesn't have that faux stone cladding. It looks likes it is set on a bigger piece of land too.

Some of them have huge front spaces, especially the corner plots.

I am biased as I live near by, but I think they are really canny estates, handy for Big Waters, short walk to Gosforth park, only 20 minutes into town on the bus.

Bus services are a mess at the moment as the local depot is closing, but hopefull will return to normal once the services are relocated.

Not feeling much love for Seaton Burn High in this thread, I had a choice for my son, Gosforth or Seaton Burn.

I went to Gosforth as a kid, it was great if you were sporty or from the right area, not so great if you were from further away. It's also massive now.

I chose to send my son to Seaton Burn and he did really well, great A levels and finished doing his master's at St. Andrews. Plus he could walk to school.

200K doesn't go far now on Tyneside and I think these are both good value.

This is a good thought. I suppose with bungalows there could be sadly a reason to sell urgently.

I have asked to view both (with a list of others across the area) but get the impression the first one has someone very interested already, so it may have gone by the weekend. If I do see both I will report back on the difference! I can’t get up there until next weekend though.

I had a walk round there this morning with my dogs, it's our wet weather\pavement walk.

No for sale sign on the first one, it's nearer the shops and the school ,I think they were all built around the same time.

I like the place, all privately owned, few rentals, lots of old people as you might expect with lots of bungalows. There are a few other for sale in the estate.

The one with the fake stone work looked well cared for, they both did.

I live on the same estate as the first one, lovely lovely estate, very quiet and close to amenities, the other one is literally across the road so I'm not sure what the price difference is all about!

Gosforth Academy in Gosforth seems to be a good secondary but as above, friends do not rate the more local secondary - mine are going to one in a different catchment due to xh's address.

I find Wideopen a lovely place to live, there are cheaper areas obviously but for the money I think the location is fab. Do take note that we are on the flight path for Newcastle Airport, they literally go directly over my house. I barely hear them anymore but you can't miss the Emirates flight!

Yes that's sadly often true with bungalows. If it is being priced for a quick sale then consider that's what it means - it won't be available for long and you might have to move quickly. On Rightmove it says it was reduced on September 22, so it does look like a motivated seller. It would be interesting to know the price before the reduction.

The more expensive one is 0.5 miles or so closer to the nearest metro stop, albeit it's still 2.1 miles away. I was also going to mention the 3 tier school system on the coast. I don't know those actual schools anymore, but my dc are in a 3 tier system elsewhere in the country and I love it. Top end primary age go to middle school and a treated a bit more grown up; big smelly teenagers altogether in high school.
