Needs rewiring, wall ties need checking, needs external rendering, roof needs checking, feels every inch of a century old. Not sure if scared of work.

Would offer 320 on back off work to be done as sale fell when buyer ran away from a survey, presumably with same jitters we have. Thoughts?

It looks good but obviously we would need to know the survey wording to understand exactly what it means. Surveys are almost always extremely negative. The house we live in now had an awful one and yet there turned out to be nothing major, they are very very cautious. I think it's unlikely that they would accept such a reduced sum though.

Is the survey wording cautious? As “we couldn’t physically check xyz so it may require abc works” or is the survey more “looking at a, we found b, which needs c work doing immediately”? The former is a surveyor covering all the bases in case he missed something (and gets sued), the latter is concerning and potentially costly. But then, if it in the right place, with the right space and it’s your forever home, it might still be worth it to you.
from the photos, it does look in good condition and a lovely house.

So you've obviously had a survey done on this house. Aren't you a bit worried about outing yourself and your thoughts?

Not a single Mumsnetter can advise you on how much it would cost to improve this house to your standards because it looks fine and none of us have seen a survey.

Not sure what you are hoping for from this thread?

I live in Higher Pen and for the area, schools etc I'd say it's well worth it!

It looks absolutely fine to me, and none of the things you mention above would particularly worry me. Roof looks fine (did you see any evidence of leaks?) Render looks fine- why are they suggesting it needs to be redone?. Why are they suggesting wall ties need checking? (are there any external cracks or bulging walls? On what basis are they saying it needs a rewire? It looks well maintained and nicely done up to me. Are you inexperienced buyers freaked out by the survey? It sounds like a standard surveyor covering their arse survey on a house of this age. I can't see why the vendor would accept a low offer based on what you're saying and based on how well maintained the property looks. Obviously a house nearly a hundred years old needs ongoing maintenance, but this particular one looks like it's been very well looked after.

it looks lovely and in good condition. talk to your surveyor - are these things 'absolutely needed for safety before you can move in' (unlikely) or 'this could be done one day if you want (v likely). if the latter, you can ignore most of them unless an actual real problem happens.

The EA passed on reasons for the buyer pulling out and the house being relisted. I've not seen the survey but can't seen what the EA would gain from sharing negative pointers. Yes I am very cautious/anxious, house is on old fuse board and those were phased out donkey years ago.

Have you posted the wrong link? The house looks in good nick. I wouldn't rewire unless the wiring was damaged and/ or dangerous. I've had a house rewired this year with some eyebrow raising DIY electrics, but I knew every wall needed 60 years of wallpaper removing and skimming anyway, so the rewire was no biggie.

No experience with wall ties but definitely worth getting a second opinion.

It's a gorgeous house. My house is a 1930s one and hasn't been rewired, and we've not had a problem in the 31 years we've been here

Gosh I'm feeling a bit daft. That is the correct link. As I've said, I'm going off the feedback from the EA as the previous buyer didn't want to proceed after survey. Thanks for all the thoughts.

This just looks like a nice family home.
