We definitely didn't have a working oven! We had a sink and cupboards in the utility and we had ours valued for a remortgage. That was in 2017 though

Turns out the tilers weren’t finished outside as they came back today. They have now finished and handed back their key.
Nothing else happening - assume we are waiting for the plaster to dry in the coving and ceiling roses.

Did finally get my smart meters to be smart and communicate meter readings - haven’t worked properly since being installed - apparently the installer didn’t finish the process 🙄 even have my display unit working now telling me know much I’m spending - todays engineer recommended hiding in a drawer 😂

Also, I ordered a test bar stool from Wayfair which I’m very happy with, so just need to order a few more, unsure on numbers, and pay for them £££ just flows out the door here!

End of the week and how did we do on the wish list?

This week id like the patio finished, downstairs electrics done and a bunch of the smaller but annoying things done, like shower doors. We are sitting in the dark around the table. As my builder and plumber hate each other, we have a standoff happening on a number of jobs. I have made a spreadsheet of outstanding tasks and am going to pin them down this week on ownership of each. We’re so so close at this point, just a month or so left at most surely?!
Patio almost done ✅
Some little things done like all the toilet holders and doors now shut ✅
No shower doors ✖️
Lots of painting ✅
Electrics in progress in the extension ☑️
no plumbing ✖️
some furniture delivered ✅ , man scheduled to assemble this weekend
kitchen delivered tomorrow ☑️

It’s been a good week looking back! Next week is big - kitchen fitting.

Yay to the kitchen next week!!

The plasterer is still here so hoping he gets it completely finished before he leaves. That will be the entire house plastered! Carpenters didn't turn up today ☹️ had half a day of 2nd fix electrics this week and 1 bedroom has skirting. Glass going into one of the back doors tomorrow and that should be all the new windows signed off too.

Next week is electrics 2nd fix and utility and entrance hall furniture being fitted.

Have no idea who may or may not be coming next week but I’d like to think the decorator will come back and finish off his snagging stuff.
Maybe the window will arrive?
Maybe the railing will get ordered?
Maybe the shorter tap will arrive?

So pretty vague plans for the week!

TO DO:

The hallway; open shelves for shoes and school bags


The original old sash window halfway up the stairs - waiting for it to come home, have been told it will be soon


stripping back the old front door and oiling

security cameras - have a new number to contact

patio glass balustrade put in (not ordered yet) - have sent details to the boss builder guy as the company need certain measurements now the tiling is done, boss guy is due to take final measurements soon…


Downstairs loo: pick a mirror. Long bare walls atm - thinking maybe a large wallpaper sort of mural thing? Needs a shorter tap for the basin, has been ordered.

Do any of you generally know who to expect on any given day? It’s all very elusive for us and we only find out when we ask in relation to access. I have found the communication has dropped off a cliff in the last month or so, but I’m not sure whether it is normal by builders’ standards?

We are hoping for the plumber - who told us he was coming on Friday (builder said nothing; our “real” schedule of work only appeared a few weeks ago and is vague) - but then didn’t turn up, apparently due to having had his van broken into. Poor bloke.

We are also having templating done for worktops, which I’m super excited about as inching closer to a finished kitchen!

Decorating still needs finishing off in the utility and I have a list of snags for when we are able to go through them….

We have someone on site every day who takes the lead and oversees other trades and any deliveries/skips. He'll be there every day but will swop with someone else when project gets further along.
We've got his mobile, plus contact details for 3 others at company plus the electrician and plumber (contractors). Any changes have to be put in writing by email.

So 1 step forward shiny new back door. Massive step back - roof lights aren't pitched so water is pooling on them and same with part of the flat roof is too high so just get massive puddles as it can't drain to the guttering. Needs to be redone. Lord give me strength! Roof lantern has also been installed really badly so will need to be redone. That will be another good week with the builders then!

I've been silently lurking reading everyone's trials and tribulations. It's been lovely seeing your builds progressing and I've loved the photos. It's really given me hope. Our build has been going on forever, so long that the extension thread I first joined has long dropped off the radar.

We are having a dormer loft conversion to add 2 bedrooms and a bathroom. It's a big job because the ceilings have been lowered and the amount of steelwork that's gone in is enough to support the Forth Bridge.

After a nightmare 6 months we are finally getting close to the end - well we were until this afternoon. Our builder (Bob2) has ordered and fitted the wrong Velux in the bathroom. This Velux was a replacement for the Velux that our first builder (Bob1) bodged.

This new Velux is no ordinary Velux, despite lowering the ceilings on the floor below we still need more headroom. After much research I found the solution - a massive 3 windows in 1 Velux that pivots at the top.

I paid Bob2 for the new Velux this afternoon, including the whopping £1200 labour he paid the 3 men he had working with him all day installing it. It was a big job - the roof had to come off. They genuinely worked their socks off to get it up there. We weren't able to get upstairs while the job was being done because it was too dangerous - if I'd seen the Velux, I would have stopped them putting it in.

We went up to have a look after they had gone, and I literally cried. The Velux they have fitted pivots at the centre which means that if the window is opened a trip to the loo could potentially render someone unconscious.

It's been one thing after another this week - it started when the bedroom French Windows I thought I was getting turned out to be shortened height French Doors. I hate them and there is not a lot I can do about it because apparently the opening is too wide for a French Window. Horrible ugly doors. I just wish someone (ie the Architect who is to blame for a lot of this) had thought to measure properly.

DH says I'm not allowed to tell Bob2 about the Velux until Monday morning because I will spoil his weekend 😐He is actually a decent builder - but what the hell was he thinking? I actually had a conversation with him before work started this morning about cowboy builders like Bob1 giving good builders like him a bad name. I do feel a bit sorry for him - he's been dragged into all this and took on another builder's dodgy work and now he's made a whopper of a mistake himself.

We have no money left and I can't see him offering to change the Velux for nothing. Even though it is his fault.

I am also around a long time @notangelinajolie if it’s any consolation! The main build is now in its 9th/10th month but we were doing all sorts before then too. The end is finally in sight.
I hope your window issue gets sorted out but can you check that it’s definitely not a 3-in-1? We had one in the last house - it could pivot from the top or mid way and I think you could block the mid way with a catch.

you’ve reminded me that I also need to check the roof when it raises to ensure drainage is okay @GardensandGrandDesigns

Our friend is a director of a new build company and he says they do a hose pipe test to check everything is water tight!

Hello all

I've actually name changed as I didn't want all my posts linked but I was the poster having trouble with the neighbours!

We are having a mare still. Turns out the back of the house has a bowing floor on the 1st/2nd floor. Structural engineer has recommended new structural changes that are coming in at 10% of the overall cost of the build! We are discussing with the architect tomorrow.

Also turns out the back of the house was 0.5m lower than the front. We told the architect to level the house with steps down to the garden but we did this without looking. Architect said it was the best option.

Went to see the house today and both neighbours houses have the backs lower. So our house is now 0.5m higher at the back and it means the tops of the windows look over the fence (because that starts from the lower garden level!) into the neighbour on the one side (our side return which isn't the width of the house) and I am worried that the upstairs (which also stepped down) now can't step down! I really hope the architect hasn't fucked up with her calculations but she did say she had worked it all out. It will be a mare as the roof has just been finished upstairs and really cannot be redone.

Arghhhhhh!

We are now 2 months into a 6 months build but these structural issues are putting us weeks behind so I imagine we are looking at 7 months rather than 6 annoyingly

Welcome back @BananaChunk . I hope the neighbours are more at peace now with the works. Can you remind me if your house is a terrace? If it’s just the fence/window thing I wouldn’t be worried as a trellis will be your friend. But I don’t quite understand how the upstairs will step down if downstairs has been levelled? Apologies if I’m being totally dumb! Either way, it sounds super stressful so you have my sympathies.

Hello there, could I join the thread? Changed name to not be identifying. Single storey extension about to start tomorrow. Old conservatory is getting knocked down, then we will have a new kitchen in the extension and our galley kitchen will be turned into a toilet/shower room and utilities space.

I feel a little worried and apprehensive a. because the builder is a friend of DH and we have not got quotes from anyone else! b. because builder has not put down anything in writing. Been badgering DH to get him to but he is worried to and doesn't think it's necessary c.we both work full time with small kids so it's going to be hard to keep on top of all the decisions we need to make.

At the same time I'm looking forward to having extra space and another toilet! Any advice at this stage would be grateful 🙂

I agree with @HouseyHouse21, there are so many extras that creep in even with a full written quote. You could just ask when he turns up today and say you can’t find it could he give you a copy.

We don't have lengthy detailed contracts like some but we do have a list of all the work included as part of our quote. I have looked at it so many times during the build. Definitely get that as a basic.

We're just starting out in our journey (although to be fair doesn't feel like it as we've spent ages with architects etc!) and about to appoint the builder. Can I ask if it's not a to pay 10% deposit to secure the booking? It's c £17k so not a small amount!
