I’m in the process of buying a house. The house I found didn’t need anything done to it, which was the reason I put an offer in.
Survey showed damp and the seller has offered to pay for damp proof course and hold off exchange until it is completed.
From asking questions around this I have found out that some damp joists were removed a year ago and floorboards replaced.
My worry is, obviously there’s a damp issue and it was known, but it seems to me that the source isn’t known and therefore it will return.
To add the house next door is vacant and has been for at least 7 years. Could this be causing the issue?

I would get an independent damp surveyor in - one that isn't associated with selling solutions. We had this, was £240 and turned out it was an easy cheap solution (just adding sealant behind the fence post next to the house.

Thanks all for your replies.

I have already spent £1300 with fees, searches and the survey, so I am happy to pay for specialist damp survey. The seller has got a damp specialist, but they obviously want the work, so I’m not convinced it will solve it.

There were no visible signs of damp and I’d be happy to put it off if I could to be able to move asap. (Theres an added dimension as I am currently living with ex partner in a two bed house with our daughter and my teenage daughter, so need somewhere fast)

The surveyor did recommend checking the sub-voids as they were unable to and the fact the wood was changed a year ago, tells me it’s a bigger problem than I realised.
