Viewing before selling own place

I would instantly know the answer to this question but rumours of the market slowing have made me wonder.

Are EA letting people who haven't already sold their places view? We have a large deposit and an AIP already but haven't put our place on the market yet (although are very close to doing it).

SE London if that makes the question easier to answer.

@MarianneVos we did have an EA around a while back and at that point, our bathroom was the only room that we hadn't renovated. It didn't have a shower and hadn't been changed in decades. So we completely renovated it and it looks great. The inside work we need to finish are just parts of the bathroom. DP is an electrician and needs to wire in the underfloor heating etc so they are things that arguably can be done whilst the place is on the market.

I think there are lots of people viewing because of the price so I wouldn't be surprised it there is a bidding war and that it goes by early next week.

Yes you can, but if you put in an offer or see something you really want then you are in a very weak position.

I agree that we will not look like particularly attractive buyers. I think there will be lots of first time buyers as well. Apparently the most common budget around here is £700-950k and this place is toward the lower end of that range so will be popular.

Often it’s seeing a property you like that gives people the push they need to hurry up and put their own property on the market. Even if you lose this one, you will be in a better position the next time a great house comes up to buy.

I have been able to view properties without ours being on the market.

Ours has now been marketed and they allowed people to view without having their property on the market. Two very different areas of the country as we are relocating.

The trick in this scenario is to get the same Ea to value your property and tell them that you’re rushing to put it on the market as you want the other house. Two sets of fees for them and it makes your more known to them.

I think it depends on the interest in the house. Ours (onward purchase) had sold, then come back on the market and didn't seem to be selling. They allowed us to view before our house was on the market. Fortunately we loved the house, put ours on the market and sold within 48 hours.

This is interesting because I would only consider selling to move to a handful of houses because I don't want to leave the area that I am in.

I could sell my house and lose the sale waiting for a suitable house to come on the market.

This is exactly what we've done. We've chosen our estate agent based on the house we want to buy

The house that we want has come up and we have been allowed to view despite not having sold our house. The EA says not to worry about work on our house. He was honest (ha!) Enough to say the market has slowed in our area (Manchester).

Thing is I think we will lose the house because we aren't in a strong position. Lots of people with houses to sell and will to offer probably over a high asking price with lots of work to do on it. We are probably being used to bump up the price of the other offers and create a bidding war.

The EA is the EA we had round to value the place a couple of months ago. We did tell them at the time that we'd be aiming to put it on in September so they were already aware of us.

Yeah I agree with this. Think we really needed a kick up the bum to get stuff finished.

Not on the market and had no problem viewing a couple of properties recently. We were upfront about our situation.

I'm in Scotland and people mostly offer before putting theirs on the market. Any property I've ever viewed the sellers have an onward place under offer.

The systems across the border are so different from what I read on here.

When we first bought we had to supply evidence of our agreement in principle and deposit. (We were FTB then so has nothing to sell).

I think I've only verbally said my house was on the market or under offer to view, but when I've made an offer they want more concrete proof (a call to my selling agent for example, proof of funds). They want to present the offer in the best possible light, especially in a hot market.
It's not cooling down that much here (sw London), properties are still being sold quickly, though there was never much going above asking even at the peak (I had three offers accepted last summer, all below asking price). And the rental market is through the roof! But we are coming up to winter and the market always slows a bit.
I'd put yours on right away if you want a chance to buy this other one - you'd need to anyway so why delay? A fence or whatever is not expensive, you could always say it will be done before exchanging.

We found out house last September and ours wasn't even on the market. We viewed and the EA said he could sell ours within 10 days and he did.
I think we were very lucky but it all went smoothly and we moved in in January. North East London.

Well, we viewed it and have made an offer this morning. EA said they've received one other offer today and I wouldn't be surprised if there weren't more later.

I guess we wait and see now!
