Boiler service before exchange

Our buyers have been ready to exchange for a few weeks and are getting a bit narky (accepted offer in May, although they took weeks to arrange their survey and searches so weren't too proactive initially).

We've got two issues to resolve before we're ready to exchange on sale. One is nearly done, the other is requesting service on the boiler. It was installed in 2014 and no service history so in early August we asked sellers to arrange a service. They've only just actioned this and have booked it in for the end of next week.

The buyers want to exchange ASAP, particularly as they wanted a short time period between exchange and completion but sellers want four weeks as they've suddenly said they need to go into rented (originally they said they would move out and stay with family).

My EA (who I'm selling through) is putting in pressure for us to exchange before the boiler service so we can exchange at the beginning of next week. Would you do this or would you hold off until it's done?

On the one hand we've got no comeback on anything if we've exchanged, but on the other we're obviously not going to pull out even if it was the worst case scenario of boiler needing immediate replacement.

WWYD? AIBU to hold up exchange until this is done?

If the boiler isn't going to make you pull out regardless of the outcome of the service, then I'd just get exchanged.

We're in exactly the same position, no boiler inspection since instillation in 2009.
It's not going to make us pull out, mortgage offer almost expired and it would end up costing us more to renew it than just replace the boiler so we're just going to get our own service done once we're in and deal with any issues.

Just exchange.

Even if it had a full service record it would be out of warranty now.

Whats the worst that can happen? - they dont do a service which will cost you another £100ish or worst worst case the boiler is totally broken and will require replacing at a cost of £2000ish - although as its 8-9 years old it may need replacing within the next few years anyway (and you will get a better more energy efficient boiler)

Exchange.
7 years for a modern boiler is out of warranty anyway. Boilers now are very efficient but don't last as long. But they're cheaper (relatively) than they used to be.
We replaced ours not long ago. Went for a mid range brand (gloworm) and it was less than £2k. Plus it came with an extended warranty for 10 years.

I completed without a boiler check.
£2650 and a new boiler later, I wish I had known.

I would not have pulled out, but could have organised the replacement earlier. I had 4 weeks of no hot water

Thanks all! I've gone with the majority and have said I'm happy to exchange before the service. Hopefully I don't end up with no hot water!
