Roof tiles keep chipping off into the gutter

My roof is old, 30s semi detached and no work to roof as far as I know.
Tiles are brittle. Plenty of moss which attracts so many birds, pulling at it, sending tiles tumbling. I've had missing tiles replaced a few times.

Is there a way of securing these tiles down and putting on some moss preventing solution? Without forking out 10k on a new roof?

Try and get someone who is recommended has a handyman to advise you. There are a lot of bum roofers out there

If it's really still the original 1930s roof, there comes a time when it's better to retile the whole roof (and install/renew a waterproof lining underneath the tiles) rather than endless repairs. If any of the wooden battens are rotten, they can also be replaced at the same time. But it will cost a lot.

I don't think tiles become any more brittle with age, it's just that the longer they're in place, the more opportunities for impacts and bit breaking.

I don't know about moss preventative treatment, but don't let anyone near it with a pressure washer offering to blast off the moss. That will cause even more damage.

We had our roof cleaned this year, maybe you could opt for that. Some companies prefer pressure washing it, but we didn’t want that in case any water seeped in. We opted for having the moss and debris scraped off. They firstly spray a moss killing solution that prevents it growing back, and is supposed to last 3-5 years. They also could see if there was any obvious issues with the roof, thankfully there wasn’t. The roof looks so clean now compared to others in the road. It cost around £800. They use scaffolding, so took 1.5 days due to putting up and taking the scaffolding down again.

Another option would be to get a roof drone survey done, in our area they are around £500, and give a complete breakdown of your roof’s condition and what/if any repairs are needed. Unfortunately, neither option is cheap, but then endless tile repairs will up too.

snowflakeinastorm that sounds good though I'm imagining that you live outside of London? Just the scaffolding alone would be around £800!

If it’s 30’s then they are probably rosemary’s, Sounds like they are shale’ing. It’s where the water sits underneath ( between) them and freezes in winter , which makes them start to crumble. Times this by x amount of years and they start to break off. It’s usually worse on the side of the roof that gets sun in winter and melts any ice/ snow then freezes again over night.

Yes, not London, we are in Wiltshire. They have their own scaffolding for jobs so presumably that makes it cheaper. One more expensive quote uses a cherry picker. Might be worth getting some quotes anyway. We were very happy with them, and it has stopped the gutters getting clogged up since the moss has gone.
