About to put our house up for sale...anyone else? Part Two!

Hi everyone here is the new thread for those of us who are about to, or are currently trying to, sell our homes!

So we are now back on the market and have a viewing tomorrow morning, plus one for early next week. This week is a bit tricky as it's DS's birthday so have had to say no to a couple of suggested times for viewings.

How is everyone else getting on?

Oh housebuying it doesn't sound like you've let anyone down. House stuff is an absolute pain and I reckon most of us have has false starts and huge hiccups along the way. So much of it is down to sheer luck ( what's on the market at the time, who's buying...) and none of us can relax until the deal is done.

I have massive wobbles about our potential move ( detached to terrace, no bath, dishwasher, parking or cat flap). Yesterday I was really tearful. Today is another day...press on!

Doing your best is all any of us can do.

@Housebuyingistheworstthing I can't disagree with your name, unfortunately! It sounds like you have had an absolute nightmare. You have not let your kids down, though -- none of us could have predicted the current economic lunacy. It's really hard when kids are affected by all these decisions as of course we want to give them the best, but really if they have a loving family and somewhere comfortable to live, that is what is important.

I don’t take joy that other people are in the same position but I feel comfort that other people are going through the same thing.

Took is 9 months to find a buyer for our apartment which we have outgrown and can’t extend/amend. We found something else and were going to need to rent temporary as the transactions (for various reasons) can’t go through at the same time. We were due to exchange on our sale in the next few weeks. Now I just don’t know what on earth to do if we continue the sale and the purchase falls through we are looking at renting long term taking ourselves out of the property market being unstable and throwing money away on rent and then being able to afford less than the mortgage we have agreed anyway due to new rates . If we don’t take the sale we are stuck in a house we don’t want to live in, will clearly have to take less equity as house prices will drop and it might take us another year to find a buyer when we try and sell again I am exhausted and don’t know if I can go through it again. If miraculously both manager to go through we know we are buying at the top of the whole market and have probably overpaid for the house and taken on a huge new mortgage.

I feel cheated by the whole thing we worked so hard to get on the property ladder, we have made zero money on our apartment save for the capital paid down and now we are just stuck. We work hard and earn good incomes all I want to do is live in an fliPping house not a big one just a house suitable for four people. We want to have another baby I don’t want to have a baby in this house, if we do then by the time we are in a position to find another property I’ll might be on maternity leave and we’ll be able to afford less again on top of the rates/prices available at the time. The whole things is a mess. I feel defeated.

London there are a couple of us who has split sake and purchase. Certainly me and another poster who have ended up with 2 houses for a bit. I'd go ahead with the sale, assuming there are rentals to be had near you. It's taken you this long to get it through, the chances of another buyer now are lower than a year ago, I'd have thought.
And if your name suggests your location, I'd think the market stands a good chance of cooling, given the crazy increases.
Meanwhile, we are about to sell for £50 (that's a straight 50, not 50k) more than we bought it for 15 years ago. I'm desperately hoping it doesn't crash round us while we have both properties!!!

@Londonhead We were exactly in your position. It was so stressful and just went on and on and on. Somehow miraculously we managed to pull it off at the last minute before everyone's mortgage offers expired, which was a massive relief, but it could easily have gone horribly wrong again. We had a plan B in case things didn't work out and it was to go ahead with the sale. We were going to live with family until we found a rental because we just couldn't bear the thought of trying to sell again and feeling like you're stuck. Hopefully you manage to pull it all off, but I would be considering rentals just to get the sale done. At least then you would be in a good position to buy being chain free.

(DH has now decided he doesn't want another baby though so now I'll be looking at one of the bedrooms like 😭.)

@Housebuyingistheworstthing I’m so sorry, it is shit and agree with the others , you haven’t let anyone down . Housing is an absolute mess at the moment and only working for a lucky few who have the luck of good timing .
I think the cost of building labour may soften a bit in time, though hard to tell.

@Londonhead we had 2 houses for a bit but was a bit different for us as we were moving back to our previous home that had been rented so is on interest only which softened the financial impact a bit. I think I would go ahead but only if you are confident about getting another mortgage offer at higher rates.

Really feel for you, this is totally shit for so many and I do hope people respect this is actually people’s lives and not come and troll the thread to push their own agenda.

and very nervous of not selling, or for painfully low price.. Location not great and house needs work. Truth is we want to move because not happy with changes around our house/street, and think that will be obvious for any potential buyers! Will be interested to see how everyone else gets on.

Well the homebuyers survey was done yesterday, he took 1.5hrs, lots of photos and spent quite a long time in the loft room though probably looking at the roof as you can see it from the velux windows up there.
At the end told me he obviously couldn't tell me but said he couldn't see anything that would typically put a buyer off such as asbestos, extensive damp or subsidence. So we shall see what he did pick up. Just glad it's done now.

@Positivelypatient I've never had a surveyor in my house (sold to cash buyer without survey previously). How does it work? Do they ask you questions? Or can you just get on with your day and let them do their thing? And do they touch/move your things?

We've got a very interested viewer (again) who's coming for a second viewing. Seems like she's in a quite urgent position to move, so that's promising for us I suppose since we are also motivated to get on with it. We'll see. It's all so uncertain right now. Commiserations to everyone in the thread struggling with it all right now.

So our buyers survey is back. As is standard with surveys there are red things but buyer currently doesn't seem phased.
Their solicitor is continuing with searches and the mortgage offer is almost through.

I'm so on edge, really want this sale to go through as would rather not pay 2 mortgages for much longer. Upside is when it does go through I'm not worried about onward chains. How's everyone else doing today?

My buyer's solicitor is quibbling over enquiries. A lot seems to be down to the wording of this that and the other. My solicitor is being very helpful.

Still plugging away here. Have mortgage application in for our new house, have asked our solicitor to check our buyers still have a valid mortgage. I feel a bit less sick as although the mortgage rate is a lot higher than our current v low rate, it is what it is. Just hope we get it all sorted ASAP really.

Already never want to do this ever again.

@ecochiroptera Good luck for your 2nd viewing - urgent sounds promising!
Re the survey he requested a quick tour then went round on his own. I just let him get on with it and moved rooms when he wanted access.I don't think he moved stuff about much just looked in the loft hatch and built in cupboards. Asked me about water meter/stop cock and that was about it. My buyer is cash too but Im sure they still want to know the house is sound and worth what they're paying.

I've been thinking about what I'll do if there are issues with the survey, tbh I think I would definately be open to re-negotiation especially in the light of the economy and its effects on the housing market.

I am still researching online estate agents before we put ours on the market. Today I had a video valuation from SOLD.CO.UK. They valued it at 12% less than I hoped, but would pay for everything EPC cert, photographs, conveyancing, viewing services, and list on RM, Zoopla and OnTheMarket…. They have a sales progression team and spoke about a track record of quick sales. I am getting a valuation from YOPA another on line agency at the weekend.. maybe I have been over optimistic with my hoped for value..

We had a viewing today. They checked first that we would potentially accept their max budget (15 grand under asking).
We said let them look as no one else has in weeks.
Not holding my breath though.

But surely @Tormundsbeard most EA would include all of that in their package - certainly the photographs and listing on the various portals. We paid separately for the EPC which I think is the norm but it wasn't that much - less than £100? All organised by the EA but it was the only thing we had to pay for upfront.

I'd be very wary of EA conveyancing and what sort of service they offer. Have you got conveyancing quotes from solicitors to see what they're offering?

@Tormundsbeard I think a fair few people are wary of online agents and you may find if you use one people not bothering to look. Only thing we paid for was the EPC which is standard where we were. I would see who has the most sold signs locally and have them plus 2 others. It is possible to haggle over the commission we got 0.8%. Agents came into their own after sale agreed and were worth every penny.

Our solicitor was brilliant which was a sharp contrast to the conveyancer attached to agent used in another house sale I’m involved in. There was a deed of trust set up for 4 people as tenants in common. One died and conveyancer said as deed of trust said nothing about what happened in event of the death of one of them the sale proceeds are to be split 3 ways which is totally incorrect and tenants in common means that the share automatically passes into the deceased’s estate unless will specifies otherwise.

This caused havoc in the family and as executor of the will of the person who died I have had to appoint a solicitor to ensure the estate gets what it is entitled to on behalf of me and the other beneficiaries of the will and goodness only knows what the bill for that will be. A friend had a conveyancer attached to agency who lost the sale on her Mum’s flat as they were so inept the buyer pulled out.

We had our offer accepted on the house we wanted yesterday afternoon and mortgage application submitted with half an hour to go before that mortgage was pulled. I hope I never have to go through anything like the stress of this week again (but am also aware there's a long way to go)!

Apparently our offer was the second highest of four. The one above was "significantly higher" but they had a much smaller deposit. Also, thanks to some advice I had read on MN, we included a note with our offer about how we are a family and loved the feel of the house and the area and could really see ourselves bringing up our children there. It seems this swayed the sellers. So thank you, MN!

Now we are keeping everything crossed that all goes well with our buyers' mortgage and survey on our house. We have not a penny wiggle room. They are FTBs and our sellers are moving into rented, so at least it's a very short chain.
