Hi everyone here is the new thread for those of us who are about to, or are currently trying to, sell our homes!

So we are now back on the market and have a viewing tomorrow morning, plus one for early next week. This week is a bit tricky as it's DS's birthday so have had to say no to a couple of suggested times for viewings.

How is everyone else getting on?

@InTheCludgie that’s so annoying about the viewings really bad form that the 2nd viewing guy didn’t show at all. Although I guess what you have to think is that if he was that fickle then would he be a reliable and motivated buyer that would see the sale
through quickly? Hope EA comes up with some
more viewings for you soon

@InTheCludgie That's annoying, I bet you'd gone to all the effort of cleaning up etc too. It's so rude just to not turn up.

We have signed missives for our sale! So as far as I can gather it is now legally binding. We're moving out in three weeks. Still nervous as we're buying a new build and the paperwork isn't all in place for that, but at least it's another thing out the way.

@InTheCludgie Aw man, that sucks. The time wasters are the absolute worst.

We had an unusual experience with the surveyor I think. It was a level 3 survey but he was barely here for 30 minutes total and just vaguely looked around the rooms and outside. No damp meter, no ladder in tow. Didn't check the loft. Didn't even notice one of the exterior walls where the render is cracked (I saw him walk past, no stopping, no pictures). I asked him if he wanted me to put the heating on or give him the keys to the windows so he could see all is working and he said no, there's no point because it could break between now and completion anyway, so it's useless for the buyer. I mean, the house could also burn down between now and completion. In the end he said it was the nicest and most well maintained house he'd been to in a long time and no issues should come up. Very happy because that puts my worries about the buyers renegotiating more at ease. Just kind of shocking how much these surveys vary in quality.

My buyers have now requested a third survey covering damp and timber, as well as the main survey and an electrical survey they're getting done! They seem determined to uncover something wrong. The house doesn't feel damp but still makes me nervous.

@Stayingstrongish Our buyers commissioned a damp survey on our house and we commissioned a damp and timber survey on our purchase. In our case, it was because our survey identified an area of damp and also some rotting timber in the joists under the ground floor. One thing we've learned as we looked into this is that the companies that offer these surveys vary massively in how reputable they are. Some are only interested in selling more damp proofing courses whether they are necessary or not. Others will give you a detailed and useful picture of what is going on. Unfortunately you can't control which kind of company your buyers use, but it might be useful to research them so you can be prepared for any quote that comes back.

@Stayingstrongish hope the survey is ok. Our buyers only had a homebuyers and I stressed about it endlessly. Still don’t know what the report said as they never came back to us to say there were any issues

Lots of activity here today and I don’t want to get too excited but think this might just happen. If you remember I threatened to pull out today if things weren’t sorted with the outstanding transfer form.

first thing I had a call from estate agents to say that they now had the signed transfer form signed by both parties and they would get it to our solicitor today

then email from solicitor to say she’d received a copy of the form was just waiting on original but would get in touch with sellers solicitor to see if they could agree completion 18th

then another email form solicitor asking our sale solicitor to confirm money would be sent to them for purchase on completion so they can exchange (eek)

emailed solicitor dealing with sale - she confirmed they can complete 18th needs to get a new redemption statement and confirm with buyers solicitor that date ok for them

so that’s my solicitor for purchase and sale
that have said yes to the 18th just my vendor and buyers solicitors to confirm the same (can’t see they will say no as buyer had been waiting for. a month already and they’ve Already said happy for us to pick date and they will go with it)

That all sounds very positive @RM2013 🤞🤞for you!
We are hopefully getting closer to exchange. It was supposed to be by 13th but there’s an outstanding search on on buyer’s property and some enquiries to be reviewed on their sale. My agent who is doing all the sales progression work (even for my buyer’s sale as their agent is useless) has said that it might push back to the following week.

One cancelled pre-viewing as not keen on the stairs, one no-show and today's one cancelled also as they found somewhere else. It can only get better I hope...

I put my house on the market 5 days ago. Had 3 viewings, and 1 2nd viewing, but no offers and no more viewings :(

I suspect it's overpriced, but EA was very confident of the listing price.

The house I'm buying has just had the survey so waiting for the results of that! It's a tense time.

The market does seem a hell of a lot quieter.

Welcome @RubyPip. 5 days? That's nothing! Mine took a few months in the current market. And you've had viewings, even a second one, so people are clearly interested. Definitely wait a few more weeks before you worry about price. I have heard that in a balanced market it should take 3 months or so to sell. This whole houses being snapped up within days thing is fairly recent phenomenon. But I get that you're eager to sell if you have a house you're buying lined up already.

Thank you so much for your reply, that's hugely reassured me! I'm not naturally very patient so I need to give myself a reality check.

Very very luckily this house can be sold whenever really, as managed to work finances to buy the new place without selling this one immediately.

So I have no excuse to stress. But still am!

Good point @thunderouslug ! I've forgotten that the market hasn't always been so fast because it's the only one I've ever bought in. My parents experience in 2000 was a lot more considered and less rushed. I think it's a good thing overall. Less chance of someone having buyers remorse just before exchange because they rushed to get an offer in.

Yeah @sellinghomeswithmn great news.
Still waiting for the gas/electric refund. Apparently its 6 weeks, because what we've done is move old house supplier to new house, and are owed the refund from the previous supplier of the new house. But there are £700 reasons why I want to change the supplier, so I guess I've just got to sit tight!

Does anyone have any advice for me pretty please? We are in a chain of 4. Everyone ready to exchange, with the exception of a rather big thing - our buyer still doesn't have their mortgage offer. They applied for the mortgage in October. The valuation survey was done first week of November.

At what point do I really get shitty and issue an ultimatum? I can't understand this anymore. They applied for the mortgage in October....... How can it possibly take this long? Does anyone have any advice?

I feel like we are being kept in the dark and not being told the truth now. Apparently our buyer needed to send back more paperwork which he was slow to do, but still no update. Estate agent said he's self employed so it might take longer. Again, not buying that anymore as it's been so long. I'm wondering if they've been declined but are desperately looking for other options. The lack of contact from the estate agent about it doesn't fill me with confidence either.

Hi @nellyelloe that does sound a long time and very frustrating. Does your estate agent have a good sales progressor? I would be asking mine to contact the buyer to get to the bottom of the delay and provide assurances.
Hopefully it’s just extended processing time rather than an eligibility problem and if your buyer has been slow to respond then that will just add to the delay.

The sales progress lady is good, but our buyers are very hard to get hold of. Last Wednesday our buyer said that all was ok, they needed to send more forms off which they 'forgot' to do but they're with the lender now. The sales progresser told them that she needed their mortgage broker details (not just the AIP they gave before), but as yet, they haven't given it to her. It feels like they're lacking transparency and I just cannot understand how an offer can take 3 months (and counting) to come.
Should I say we want a full and honest update by the end of the week?

@nellyelloe we had something similar. Offer accepted and valuation survey completed in July but mortgage offer not received until October. Delay was due to my buyers deposit coming from Europe and needing to be translated. The buyer kept the EA informed and both kept me informed. Was still very stressful though .

@nellyelloe I’d ask for a full update with dates of when they expect to get the offer. It sounds like your buyer is laidback rather than deliberately keeping you in the dark. I had this with a buyer once, very slow and non-committal but it all went through in the end. I just wish everyone was as obsessive and impatient as me!

Our buyer's mortgage offer took over four months to sort. That was because they weren't from the UK so had to provide extra forms from their home country, and also their relatives helped them out with the deposit and that needed a load of paperwork because they were non-UK too. It all got sorted in the end but it was frustrating.
