About to put our house up for sale...anyone else? Part Two!

Hi everyone here is the new thread for those of us who are about to, or are currently trying to, sell our homes!

So we are now back on the market and have a viewing tomorrow morning, plus one for early next week. This week is a bit tricky as it's DS's birthday so have had to say no to a couple of suggested times for viewings.

How is everyone else getting on?

We exchanged today! Just when I was about to completely give up hope (and not just me by the sounds of it - one of the estate agents sent a very dramatic email announcing that the whole chain had collapsed, which of course it hadn’t!!)

We move on Friday, so my anxiety about losing our purchase has turned to anxiety about how much packing we have to do!

Hope this turns out to be a good week for others too, and @nellyelloe hope you get some good news soon!

We had to confirm and agree to yet another indemnity policy today, which we of course did, so fingers crossed that is all their solicitor digs up now or I will die of stress!

The agents who had our house on the market for three months without a single offer earlier in the year sent us a letter today saying they saw our house was still on the market and was there anything they could do! It’s marked sold though. We finally complete on Friday so presumably it will disappear then.

@bakeoffbakeon Congrats! And what a shock about that email. I would have been pretty angry with the EA who sent that.

@nellyelloe I am sooo over these indemnity insurances. For us it's stuff that was done before we bought the house but never came up when we bought it. Maybe our old solicitor was really bad?

I am getting a little fed up with our buyer. She keeps asking the same questions via the EA. And then her solicitor raises the same questiond as enquiries via our solicitor. For example, she has now asked three times whether removing the child locks and baby gates we have got will damage the door frames/built-ins. It would never occur to me to ask that. I am trying very hard to be patient and keep her happy because she seems overly cautious. We're in a long chain and if we had to find another buyer, I would probably lose my mind. Honestly just want this to be over.

My solicitor has received ‘contract enquiries’ from my buyer - don’t know what yet. Anyone know what type of thing this might be?

We have made an offer of 265k to the vendor of the house we viewed yesterday. Offer was made at 4pm yesterday but so far there's been no word back. Not sure if this is a good or a bad sign tbh.

Congratulations to those who have exchanged or completed! I’m at the top of a chain of 3 and supposed to exchange in January (offers accepted early October). Surveys and searches have been completed on my property and all mortgage offers are in but the solicitor at the bottom of the chain (assuming this is the buyer’s buyer solicitor) is going through a takeover and are not responding to anything. The sales progressor from my EA is excellent and doing all she can, my buyers are equally frustrated!
I’m going to have to secure a rental before Christmas as we are moving 250 miles away and I have to train it down to do viewings, train strikes early January mean it’s next week or it could be too late!

Have been told our offer of 265k on the house we viewed for the second time on Monday has been accepted 🥳 happy days! Now all we need us a buyer for this place. Got a viewer coming on Monday morning which is a bonus as we weren't expecting any more interest this side of NY.

Hello, hope I can join this thread going into the post Christmas / New Year period!
Our house is going up for sale on Boxing Day and in a tricky market we have no real idea of what to expect.

@LionessesRules we've had money back for electricity and water. Waiting to hear from the council re council tax - that will be a nice surprise!

Randomly my mortgage lender took a payment today. Have chased my solicitor as presumably it's a mistake.

I need to cancel the life insurance policy I took out for that property as have another one for our new home. Admin eh ?

We completed last week, slightly ruined by one last bit of fuckery from our agent that we are making a formal complaint about. Also found out our tenants had changed energy supplier without telling us (they lived there for nine months) so what DH has thought to be very low energy usage turns out to be six months’ worth of unpaid bills. Hopefully it can be sorted out easily and isn’t sitting like a giant flashing red light on our credit rating.
