About to put our house up for sale...anyone else? Part Two!

Hi everyone here is the new thread for those of us who are about to, or are currently trying to, sell our homes!

So we are now back on the market and have a viewing tomorrow morning, plus one for early next week. This week is a bit tricky as it's DS's birthday so have had to say no to a couple of suggested times for viewings.

How is everyone else getting on?

Creeping along over here. Our buyers deposit is coming from the EU so extra checks needed. I'm told it's a formality but who knows.
All queries have been answered so hopefully we'll be exchanging soon. Hoping to be free of this place before Christmas .

Congratulations @FuzzyPuffling - this fills me with hope.

@FuzzyPuffling it’s so nerve wracking isn’t it! Especially once you have instructed solicitors and will lose money if they pull out. Fingers crossed for all of us!

Yesterday I swapped my nice bedroom curtains for some "decent but nowhere near as nice" ones ( don't worry, all agreed with buyers). It has made me want to move NOW! Small things to disengage!

Keep the faith, waiting people. For all the crap and worry, most sales progress.

Congratulations, @FuzzyPuffling ! It's good to hear there's hope from the other side of exchange.

@Doubleraspberry That sounds stressful, but at least you are in a good bargaining position if the vendor is set on a particular house. And as Cludgie says, they would have the same problem with any buyer needing a mortgage.

Our buyers' survey is tomorrow, so we're keeping everything crossed for that. I don't think it will be too bad, but they went to such enormous lengths to try and drive the price down in the beginning that we are sort of expecting them to find some reason to ask for a reduction.

Good luck @manateeandcake . Our buyers negotiated a reduction but we went with it as prices are falling and we probably wouldn’t get the same price again.

I told the agent about the issue with the loft conversion today. She couldn’t grasp the problem and kept talking about indemnities and how loads of houses have loft extensions that aren’t officially bedrooms. When I said the key issue was the lender and their decision she asked whether we had a cushion to make up the shortfall (um, no, and also why should we if we then have to spend a lot to sort it out), and when I said the same problem would come up with a new buyer, she said not with a smaller mortgage, which feels untrue! But ultimately although we really like the house, we’re in a nice rented house and can wait for another great house to come up, whereas the vendor has a one shot moment to sell NOW, so we’re not going to stress too much here.

So we have decided to drop the asking price by 5k on our house and have approached the vendors EA to ask if he would be happy to accept 5k less, which he is. It might not seem like much but we're on for 175 currently and it's a good property for FTBs so hopefully it'll draw them in.

Good luck @InTheCludgie , I think it's only a matter of time before we'll have to look at doing the same. It's disappointing because I think we're on at a really reasonable offers over price (15k less than valuation so about 10%) but we've had hardly any viewers and no offers. Our viewer yesterday cancelled less than an hour before, which was frustrating. I've been keeping an eye on Rightmove and lots of similar properties are going under offer/sold STC so I can't really understand why we're being so unlucky. I can only assume the buyers aren't local as the properties that are going might look slightly bigger/nicer on Rightmove but the areas aren't as good.

I’m looking at houses on the market again in gloomy anticipation of having to look again. There’s a decent looking one nearby that has dropped 100k in price I see, from £1m to 900k.

Our buyers have got their mortgage! Only issue now is that our solicitors don't want to answer any emails, so I've enlisted my mortgage advisor to get on at them as it's a firm his used several times before!

@InTheCludgie hopefully that does the trick and gives you a new range of buyers who maybe weren't looking at a slightly higher price point?!

@CorporateBull I'd agree with you, anyone with a mortgage will have the same issue and why would you want to swallow the cost of making it right!

Thanks @KimmySchmitt . Yes @123deepbreath, it'll put us into the lower search bracket on rightmove so with any luck will get us new viewers.

It’s been a couple of days of one step forwards and 2 steps back.

our buyers were under the impression that they were almost ready to exchange but their solicitor told them that 2 further enquiries were sent. We thought everything had been answered although 2 queries were raised after the initial enquiries but they were exactly the same as the original enquiries 😬

our solicitor dealing with purchase advised that they raised 6 enquiries and they’ve had some responses today but we can’t start talking dates until all enquiries satisfied.

feel like I keep having to repeat myself answering the same things over and over again

We have completed!! Went on the market in May, sold within a couple of weeks, a long very bumpy rollercoaster and we have finally done it. Felt IMPOSSIBLE at times.

Buyers' surveyor came earlier this morning I am at work but DH was at home. Before the surveyor left DH asked if he was able to tell him anything about what would be in the report. Surveyor said no but it was "nothing insurmountable". DH has take this as reassuring I am struggling to do the same!

Hello. I haven't been on in weeks as we've had zero viewings. However, last week we had one and they liked it but struggled to see where the extra cost came from (we've been here 18months). Strange one as we have done loads to the house new flooring, new utility/boot room, new shower room, redesigned the front, landscaped the garden, redecorated from top to bottom, added in a parking space and a large (fully insulated) summer house and shed. Anyway, EA was surprised they didn't offer.

Yesterday we had a viewing and they have offered £10,000 under. We aren't being greedy but hope for more. It's so hard at the moment isn't it? Our EA is currently negotiating and doing compliance checks. We started off with this house at £400,000. First offer in June was £415,000 but they pulled out fast as found something else. Second offer was £400,000 but they needed to sell (still haven't sold). Then we reduced the price due to this shit show with the interest rates and this latest offer is £365,000.

We were considering staying as we are going into a rental. Which in itself is risky at the moment with rents being so high. But I hate the area we live in and I feel we panic bought. So I want to take my time. That's if we even get through it. I hate the whole process.

@KimmySchmitt in our area all that moves to the top of right move each day is houses reduced. It's a very stagnant market near me. People will likely be holding off for the next mini budget on 17th November.

RM2013 we had this too. It's not like my answer has changed since I responded three weeks ago. It ended when my solicitor sent an email to our buyers solicitor saying "to remove any doubt, I am assuming you have no more queries".

Still seems to be confusion about what the buyers solicitors need to know about enquiries. They’ve now said they’ve sent back 2 enquiries to our solicitors - the first one had already been actioned/sorted and the 2nd one is a completely bizarrely worded one and I genuinely have no idea what it relates to so have asked my solicitor to clarify

Had a potentially hopeful viewing yesterday so crossing my fingers that we might get an offer tomorrow, while trying not to get my hopes up. It was a first time buyer currently renting in the area so would be ideal. He seemed very keen but I guess you never know.

Oh, very happy to have found this thread! Just sold our house yesterday after multiple months on the market. It's not very desirable and I knew it wouldn't be easy getting a buyer, so I'm amazed we finally found someone. We're relocating across the country to my DH's hometown, so know the area reasonably well. Will start calling agents this week but honestly don't want to get excited yet. I suffer from anxiety and am convinced it'll all just fall apart anyway. There is a lot of other really stressful, uncertain stuff happening in our lives right now, so I'm not quite sure how I will cope during this process.

Sounds like here - we've been on a month with one viewing (who were really after a bedroom more than we were ever going to be able to magic up - although we had a perfect location for them) and another booked next week. Soul destroying as half our stuff is in storage to declutter (we've spectacularly outgrown this place). There's somewhere near that would be a perfect purchase for us but we just have to sit out the market as it currently is until it settles down a bit.

We're on the expensive side for a 2 bed, but that's the location that pulls it up because we're in a short walking distance from the local tram network - so I think people scrolling Rightmove don't always process just how well placed we are for the trams (and motorway)

Our house is up for sale yet again in Devon after twice falling through due to buyers chain collapsing. Anyone else experienced this ? Have now relisted £20k cheap but seems like its the wrong time to be selling.

Fingers crossed for you @KimmySchmitt. It took me a second viewing and a month before I put an offer on my current house I’m hoping to move to, I wanted to be sure. So don’t despair if you don’t get an offer immediately.
