About to put our house up for sale...anyone else? Part Two!

Hi everyone here is the new thread for those of us who are about to, or are currently trying to, sell our homes!

So we are now back on the market and have a viewing tomorrow morning, plus one for early next week. This week is a bit tricky as it's DS's birthday so have had to say no to a couple of suggested times for viewings.

How is everyone else getting on?

Ha, funny the topic of tidiness has come up. We kept the place sparkling when we still had constant viewings. Then they got less frequent and since we decided last week that we'll likely take the house off, we started living again. And what have you, our EA calls today that someone wants to view tomorrow. He's in a rush, he's not from around here, and he must view tomorrow, no other day possible. So here goes our evening furiously cleaning and tidying again. Just as we have started to make peace with the fact that we're likely stuck for a bit, the universe throws us this tiny speck of hope.

I did hide away a lot of kitchen stuff and other clutter that is mainly still in cupboards. Cleaning is much easier so I may well come out of this more minimalist! Good luck with your surprise viewing @ecochiroptera

I’ve had two viewings this week. One was a second viewing and apparently they like it but don’t want to pay the asking price. No offer yet from them. Did have a surprise offer this week but it was over £40,000 under asking price so declined it, really hoping that was right call

@buyingandsellingwithmn my current house is pretty nice, so it suits me to stay. My ex wants me out, but he’ll just have to
wait! He wanted to decline too.

@Stayingstrongish if he wants you out that badly he can cover the shortfall . Honestly I do think some buyers are taking the Micky and calling it "uncertainty".

Jumping in, in the hopes I have found my people! House on market End of July. Lots of viewings, accepted cash offer, pulled out 4 days later. Back on and agreed with a couple for asking price. We have found a place, offer accepted, mortgage approved. 2 weeks ago, they pulled out of buying our place post survey. House needs new kitchen and bathroom (not needs but you would update in the next few years) they wanted 40k off the price to enable them to replace. Told them to jog on, we don't negotiate with terrorists!

Since then, 1 viewing that came to nothing and 1 this weekend. They market just terrifies me at the moment. We absolutely need the asking price as have £100,000 in the property and mortgage was approved on that being our deposit. Have spent the last 2 weeks crying on and off and too scared to watch the news. I swore I would never sell again but we now have a foster child and also need home office so need more space. Had debated renovation but worried with interest rates etc we wouldn't even get the money out of our house.

Oh and my mortgage is now up as of this month and has jumped up by 500 per month. My house is now more expensive than the new house would be!

spending 100k does not add 100k value. why do you think it does?

its a buyers market now. if sellers want to sell they need to accept the new norm

@oiltrader when we looked into doing renovation, we could have taken the 100k we had in the house to fund the work. But now that we are selling, when we agreed with our buyers to the asking price, we had 100k deposit instead. The mortgage that was approved for the new house was agreed with this deposit. I don't think spending 100k adds 100k value (although obviously in some cases it can, or add more)

Update, heard back from my EA and solicitor- my buyer has completed their searches, the enquiries responses will be worked through next week and their mortgage approved . EA thinks exchange in 2 weeks. Keeping everything. Now just hoping our building works are completed . Either way so happy to have some progress in the madness of this government

Had a call from EA to say they chased up the last viewer again. He's still keen on the house but is viewing a couple of other places before he decides what to do. Am glad at least that our vendor isn't giving us any pressure atm or I'd probably be losing sleep over this.

@ChangeNameagain2 I have a feeling @oiltrader is a troll. Just ignore them. Sorry about the bad luck so far though.

@Stayingstrongish Yeah. 40k less seems like a big chuck. Nor knowing obviously what your asking price is and therefore what percentage it represents. Don't let your ex pressure you into a bad selll.

@Karmatime @ecochiroptera I spent pretty much two days straight, maybe a bit more getting our house ready for the estate agent pictures. Now trying to keep it in this state whilst we wait for the house to go on the market and viewings. Not easy with a 2 1/2 year old and a husband who drops everything at his feet. I am really dreading everything about this process.

We decided on an estate agent. Or should I say my husband ended up making the decision. The estate agent that came on Saturday Value the property at a lesser price than the other 3. So my husband immediately decided against him. Although I have a nagging fear his valuation might have been more accurate for the current market situation.
We then dropped off the keys and left for a wedding.
They took the pictures on Tuesday and sent us the brochure Wednesday. I have made several comments. I feel like I am being Picky but I want everything to be right.
The estate agents said they would send the details to some people on their list this weekend and then we will hit the market officially on Monday. Hopefully.
Feeling extremely nervous and anxious.

Thanks @FigandHoney. I also have a 2 year old, plus a 6 year old, and trying to keep it tidy for viewings is so hard! People want to see it at times like 9.15 on a Monday, and apparently that will be the only time they can do, so I’m rushing round the house after the school/nursery run dementedly tidying away toys so that the house isn’t a trip hazard! Hope you get lots of interest and a quick sale 😊

@Stayingstrongish EA told us the same thing but because our DD was only a few months old and bedtimes and naps were non negotiable I said no. Turns out enough people could do the Saturday. We were on the market 2 Saturday's only before we got the offer we wanted. Good luck with the viewings! It's such a pain readying the house for them and DC that are mobile make it even harder.

The bank valuation survey is booked for next week. This seems quite quick? We only accepted the offer on Wednesday this week. It’s Nationwide. Do I need to prepare the house as if for a viewing and is it best to go out and leave them to it or is that only for the Homebuyers survey? I’m not sure what it involves, when I sold my flat the bank did a desktop survey so I don’t have any experience of this.

@Karmatime that's about the same timeframe as we had for the place we offered on.

Not sure whether they're planning to value our house or not, the survey happened earlier this week but haven't heard anything about a separate valuation.

@Karmatime we had a similar timeframe. I think with all the IR craziness my buyer wanted to secure the mortgage asap. I didn't tidy specially for it as they were there for more functional reasons so cared about lease length, the street, are they true bedrooms/living space etc.

I did tidy up for the homebuyers survey as didn't want to draw the eye.

@Stayingstrongish fingers crossed for you. It's such an odd time right now. For us I think people were drawn to the fact it's chain free but it was fast for which we are grateful. Just got to get it over the finish line now.

Quick is good, it shows your buyers are serious as they will be spending money to get the valuation done.
A quick tidy up will do - they will probably only be there for about 5 minutes!

Our viewer was here for over almost two hours on Friday which seems incredibly long. It's a small house. Not sure if they found a secret passage to Narnia? Our EA said it was a very positive viewing but I feel like they always say that. Should get proper feedback on Monday. Not sure I can handle another disappointment. Really just want an offer that allows us to break even and move on from this cursed place.

We're just trying to decide whether to put the house on the market or not. We've had it valued and photos done etc, but it looks like we might lose our onward purchase (new build) due to issues with dates and mortgages etc since the flipping mini budget. On the plus side, we've just sold our buy-to-let property in what seems like the nick of time. No idea what to do. Can't really be bothered having viewings if there's a chance we're staying here, but it's not confirmed yet either way. Feel like we're in limbo.
