I can’t sell my house.

Been trying to sell my house since January. Have sold it three times. First buyer pulled out as change in financial circumstances, lost us our dream house. Sold again in 4 weeks, but didn’t find an onward, buyer pulled out as found something cheaper. Third time neighbour offered then withdrew quickly as decided the garden was too small (it must have got smaller).

i don’t know what to do really. The garden is too small. That’s why I want to move. Desirable location. The house is done to a high standard. It’s just on a small plot (is in town).

Do we reduce it? Forget about it for a bit? It sold at asking all 3 times. Reducing it won’t make the garden bigger. Change of agent?

Was kind of ignoring the issue but something we want has come up and it’s getting really frustrating now.

I don't know the area so can't comment on the price.

I think I really it but I think it's really hard to get a proper sense of the house because of how the photos are.

There's no full view of the rooms to give a true sense of how big they are - loads of close ups of the kitchen but it's still hard to gauge the space.

It's also very full. I know you're living it but is there anyway you can pack away some of the stuff, I think it's making it look very busy. The more stripped down it is, the easier it will be for people to envisage it as their home.

It's not staged for selling. Would you consider another estate agent? One with better photos and more advice on how to make it marketable

sounds like you’ve just been unlucky, looks a good house, not much you can do other than keep fingers crossed, or reduce price.

The road is a mixture of houses. Most are small, most are terraced, there is some ex Council etc. the houses on this road and the neighbouring road that are 4 bed detached have sold for 700-900 (slightly bigger gardens, not massive)

Having said that, your agent can contact Rightmove support, inform them the sale has fallen through (copy of sales memo to prove there was a sale) and Rightmove will generally re-set the ‘listed on’ date.

And this is what I’d be aiming for in the front- your front door is not doing as much as it could IMO for the kerb appeal.

Beautiful house but garden and price would put me off. Since you can't add garden then you need to reduce the price. Can you afford to drop to £650,000 exact? That might make the garden more palatable.

Finally, here’s a link to a house in London a friend of mine sold recently- went for at least 1.2 million- just to show that houses with small gardens can be sold! I think the grass is fake with real plants and obviously done well.

Lovely house, but garden space doesn't Match! As someone else said, if there was more greenery (not plastic grass) and looked a little more landscaped would feel like a whole package!

That London garden is lovely! I think London is a rule on to itself though, a friend just bought a 3m terrace with a garden smaller than mine.

a door step revamp is a good idea, we park a car there though so always seems low priority

Its London commutable which is why I think prices here are high, I agree interest rates will affect things tho. Perhaps that’s why I need to stay put for a bit…it’s hard once you decided to move though.

Beautiful house in a lovely location! I would add fake grass/ more plants to make garden more green looking stick it on one more time before you reduce the price! Good luck! I would love to live there!

It's a gorgeous house. Lovely and roomy. Not sure if it's pricey as I am not familiar with prices down in the south east. £680,000 seems OK though. A 3 bed detached house near me went for £475K recently and I live in the north midlands area. So for dahhn south it seems OK.

Only thing I find offputting is the tiny back garden, and the fact the houses are so close together. My house is small, (small old cottage,) but I have a big garden all round it, and it's got plenty of room for extension/expansion if we wanted it. Also it's very private. Seems you're overlooked a bit. Not much though. Also, you seem to be near reasonable transport links.

No idea why it's not selling. As people have said though, 95% of the time, it's the price. Good luck. Hope you sell it

Lexden… yeah desirable area but on the outside of a town (sorry “city”) in decline at the moment.

Take the slide and all the stuff out of the garden. It will make it look kuchen bigger. Have the bare minimum out there and just make it look a bit more grown up. I would also take it off the market and re market next spring. Its slow at the moment. If you have found somewhere you like, then still clear out the garden and drop the price

It's lovely OP and well worth the money. Put the personal stuff like family photos away and that monstrosity on the wall is it on the stairwell?
The garden could do with a little TLC.

It’s too expensive. If a property won’t sell, it’s almost always the price.

The second buyer pulled out because they found something cheaper and thought on reflection that yours was too expensive. The third buyer pulled out because they felt that, given the small garden, your house did not offer value for money.

I think if you haven’t achieved a sale at that price so far year then it’s definitely not going to happen now. The cost of living has rocketed, lots of businesses are under threat with rising costs and people are nervous about their jobs, it’s getting ever more expensive to borrow.

I’d drop the price if it were me.

Having lived close by I know that area well.

it is highly sought after and your house is beautiful.

However, you definitely have an issue with the marketing and the garden.

The photos don’t flow. You cannot get a sense of walking through the house and the size of the rooms. There are also too many childrens toys etc in the photos.

The big issue though is the garden. With such a small garden you need to widen the appeal of the house to young professionals or later lifers, as well as families.

You could do this simply by removing the children's toys from the back garden and adding potted shrubs etc to give a sense of an outside space that can be enjoyed by adults of an evening. You also need to improve the front garden as suggested above to give the house more street appeal.

if you did that, I think your pricing is right.

Don't know the area well enough to comment on price, the house is lovely but the garden for me would be a no. Its really small, fully paved and looks more like a yard than a garden. Pots would help brighten it up a bit, but if you want a family house you usually want a garden.
You could make the garden look a lot more attractive which might help but it's always going to be small, a lower price may mean someone is prepared to compromise more.

According to Zoopla your house is the most expensive ever sold on the street.
That in itself may be a challenge because although your house is really good & beautifully presented, the street (based on streetview) lacks a bit of the 'location, location, location' test. I'm afraid it always comes down to price, particularly in a difficult market.
