Permitted development/ planning permission

Someone I know is doing an extension that has no planning permission. Presumably it comes under permitted development. It's a full width rear extension on the back of a terraced house. The garden is really small and after the extension will be tiny. In addition all the drains are in the back gardens as in sewage pipes and inspection chambers. Can you build over these?

I'm not affected by it but am nosey and curious just how large they can go from the house?

suggests planning is needed, may be that the extension is ok but they will have to look into covering drains and covers.

I thought this but I know that the work is being done by the homeowner and he works in construction. I can imagine he's not going to worry about paperwork.

He will need the paperwork if he ever wants to seek.

I am doing an extension under permitted development at the moment. Getting a certificate of lawfulness to prove it doesn’t require planning permissions and going through building control.

this will all be needed if i ever want to sell.

Hi, yes it is possible. A planning application doesn't even look at the drains. If it is a permitted development then they wouldn't have have needed to obtain planning permission.

Building regulation approval would be a 100% must. If they haven't it could cause SERIOUS issues. You should be able to do a search on your council's building control database and it will show all applications.

Normally you have to apply for a build over agreement from the waterboard

Having recently had a single storey extension on the back of a terraced house, up to 3m can be done without planning.
