Advice on surveyors report

I've received the level 2 report from my surveyor on the house I am purchasing. The report is incredibly brief, with no photos. For example they have said that there appears to be a small crack with structural repairs done, but doesn't specify where the crack is or what the repairs are. They have said the upstairs doors are defective and therefore must be put as a '3', but doesn't state why. They have said there is artex on a few of the ceilings, but doesn't say which ones. There are loads more examples.

I emailed the company and asked for the surveyor to call me. He elaborated on the phone (apparently he put that the upstairs doors are defective because they have hooks on the back for dressing gowns etc).

I asked him to put what he had said to me on the phone in to an email so that I could put it with the report and he refused. He suggested that I was a first time buyer which is why I needed him to elaborate (I'm not).

I purchased my first house 15 years ago and to be honest I can't really remember what was in the report so I would like to get peoples opinions on the above. Thank you

Level 2 reports are not that detailed. You needed a level 3 if you wanted photos etc. Did they not give you an example report with your quote?

Sounds rubbish to me, I know they are normally caveated to high heaven, but at least the information observed should be clear and consistent.
You can complain to the professional body if you're not satisfied, outside of any company complaint procedure.
Also, if you lose out financially because of some incorrect information in the report then you can recover the loss from the surveyors (hence the reams of caveats)

At the end of this article is a tick list of everything your survey should include. If they were RICS registered surveyors and the report you received does not reflect this, then make an official complaint.

Thanks for the info. I wasn't expecting photos but I would have expected a little more detail than 'I observed a small crack', without saying where it was or what the repairs were!

Were they RICS registered? If you decide to get another survey, use the RICS website or a comparison site like www.localsurveyorsdirect.co.uk

@Albgo Yes they are RICS registered, part of quite a large UK company.

That's disappointing. Compare your report to one of their template (example) reports. If they differ greatly I'd definitely make a complaint.
I used to work in the industry and it sounds like the service you've received has been lacking.

@Albgo Thank you for your help. I wasn't sent an example report, and there doesn't seem to be one on their website so I don't think I'd be able to compare to anything unfortunately!

I'm not impressed! Ask them to send you one. That's standard industry practice.
