Help me with my floor plan

Keep going round in circles. At the moment the washing machine is in an outbuilding, so that really needs to come inside. The kitchen isn't big enough to comfortably fit our table in, so we're traipsing across the hallway into the dining room,and the playroom (listed as study between toilet and living room), being a separate space, means the kids are always bringing their toys into the living room and so there's just mess everywhere.

Need: indoor utility space and kitchen / diner

There is actually water from the bathroom upstairs above the living room, so have toyed with putting the kitchen there, but then we'd lose that as a lovely big living area.

Help, please!

What do you use your garage for? Is there potential to utilise that space?

How about:

  • Get a smaller table so you can eat in the kitchen (it looks like there should be room for one?)
  • Turn the study into a utility
  • use the dining room as a playroom.

Extend kitchen into the garage for kitchen diner and utility at the end of the garage - washing straight outside
Move the door to the study into the living room so it can be closed off - or add an extra door
turn the dining room into an adults snug

If you've got the budget, I would:

  • Knock down the wall between study and living room, to make one big kitchen-dining-family room (including the conservatory)
  • Turn dining room into separate living room
  • Turn kitchen into playroom / study

Knock sitting room and study together for kitchen diner. Use dining room as study. Use kitchen as playroom, utility in garage.

When we were moving and I was obsessing over Rightmove, there was this property that had a similar garage to you. The before plan is for a different property (hence the mirror image) but does give an idea of the before and after - that would include extending as well on your property. On the 'original' plan I have just coloured out the conservatory just to make it a bit clearer.

I would make a utility in the garage, move as much into there from the kitchen as you need and remove enough stuff from the kitchen so that there is space for a kitchen table. Or possiblely knock through and extend the kitchen into the back part of the garage.

Thanks ladies. So hard knowing what to do. I do really like the idea of a separate living room.
Can I ask - do you think it makes sense to have a separate playroom for toys? I'm leaning towards having a "family room" where the toys are, seating etc as part of a kitchen diner seating and prioritising a separate living room in the current dining room. Rather than prioritising a room where I can shut all the toys away

Playroom for toys won't be needed in a few years as kids get older and start having toys in their rooms.

Look at idea of family lounge plus adult lounge for evenings/formal occasions. Family lounge is where toys live and backs onto garden for play outdoors. Adult lounge is more of a movie room at front of house.

I would do this but with small variations:

  • knock together sitting room and conservatory (assuming it’s a decent conservatory not a boiling/freezing one) and make it a big kitchen diner
  • Put big double doors from new kitchen (old sitting room) through to study. Study stays as playroom, this way you can open it to the kitchen but close the doors to hide the mess when you need to
  • Kitchen gets split into study and utility
  • Dining room becomes separate living room

OR put a big extension across the back of the kitchen/study/loo - basically fill in between garage and conservatory. Will cost more though and loses garden space

I have a separate living room and then a kitchen/diner/family room set up. All toys , apart from the kid's books which are on shelves in the living room, are in the family room. It is where we spend the majority of our time, especially as it leads out into the garden.

I do love having the separate living room. It's our more grown up room. I mean obviously the children are welcome in there and we often curl up to watch films together in there, but it's not dominated by all of their stuff. I also think that when then are older (all currently under 5) it will be nice to have a living room and a room that teenagers can hang out in.
