where are all the flats (north london)?

There is hardly anything on the market? Is it just the timing or are there any other reasons.

I am looking for a 3 bed flat. Supply seems very thin on the ground.

East Finchley, Muswell Hill and surrounding areas.

£600k-650k for a 3 bed flat. Purpose built with communal garden and a place to store bikes (even if its just a balcony). I know its a small budget for london but the third bedroom can be a single. Also long lease, no onerous ground rent terms etc.

I have a second viewing for an ex council flat in Highgate, but not sure about the state schools there, would really prefer MH...

Primary or secondary? Lots of great primaries, and Highgate Wood secondary.

Both I suppose. Is Highgate wood secondary really good? DH and I are Jewish so we could send our future kid to jcoss (husband was in jfs and didn't rate it). So in a sense more worry about primary (open to anything as even my orthodox MIL sent her last two kids to non Jewish primary and her most religious kid is the one who went to non Jewish primary!)

Hang on, you don't have children yet?
A lot can change in 5 years as far as schools are concerned, and it also depends which sex they are, as there are some single sex schools that children in Highgate go to, although I think these would be on the south side, almost all Haringey schools are co-ed.
I would be happy to send my children to any of the primary schools in Crouch End, Highgate or Muswell Hill, and I've heard good things about Eden, which I think is cross-community Jewish. Don't rule out the church schools, either, they accommodate children of all faiths and none.
For secondaries, Highgate Wood and Fortismere are good, or APS on the north side of MH, and there are others, depending on where you live , as well as the possibility of selective like HBS if your children are particularly bright.

The cladding crisis is still ongoing, a lot of flats still aren't mortgageable.

You won't get a 3 bed flat in most parts of N. London for that price unfortunately.

You might get something in Hertfordshire. It depends what your commuting situation is. If you just want to get on the property ladder, Hertfordshire is quite nice and accessible for London.

Bit further out into Barnet and Enfield perhaps? Lots of nice developments here and great schools?

I already own a flat and would prefer to stay in London :)

Most of the flats in N London are old so not affected by it. My current flat is 1930s.

I actually put my flat on the market because I did find a £600k 3 bed flat but my DH is not sure about it anymore. Hence am looking.

Unfortunately not accessible for my mother in law who qualifies for free transport in London but would be on state pension in London. DH is her only child in the UK so i would like to stay near her ideally..also I don't have a child yet but everyone IRL tells me family support is invaluable...
