First time buyer in the West Midlands Area

Hi, I'm a first-time buyer looking to buy a house in the West Midlands area, factors to consider:

  • 3/4 bed detached house
  • Near work (Mira, Nuneaton)
  • Around 300K budget, don't want to pay more to avoid stamp duty tax
  • Nice area for future kids
  • Good potential for renting out, I'm thinking of renting one of the rooms out to a lodger

I've been looking at different threads on here and have looked at Coventry areas like Stivichall, Finham, Earlsdon (quite pricey), Binley and have also considered Rugby (North areas).

Anyone from these areas or can recommend any others?

Not the biggest fan of Nuneaton and I've seen some nice things in South Coventry. If there are nice areas in Nuneaton you can recommend then I'll check them out :)

Here's a thread I've found, from pre-Covid times, by putting "Leicestershire" in the MN search function. I haven't read it but it has a lot of replies so hopefully some of them are useful.

BF is from Nuneaton and his family are Hinckley and Nuneaton. I was always told Hinckley was rough but apparently it's better than Nuneaton. The area off the a5 seems really nice and there has been recent development.

Nuneaton - I'd say weddington, the longshoot has some new builds. That end is quite nice.

Burbage is generally considered the nicer part of the Hinckley area. If you're looking in Leicestershire the villages around Narborough / Enderby / Blaby may be worth considering.

Mira is right on the border of East/West Midlands. It's always hard to judge on these posts what people consider "bad". Someone will tell you that the whole area of the Midlands between Lichfield and Lutterworth is bandit country, and it is indeed a Waitrose-free zone.

All the same, towns like Hinckley and Nuneaton have perfectly OK family areas and whilst they aren't necessarily destinations, they have all the usual amenities and are in easy reach of Leicester, Coventry, and Birmingham. It's also a lovely area of countryside with lots of farm shops, villages, canals, country parks etc.

I would not saddle myself with a long commute around Coventry and Nuneaton with no public transport alternative. Maybe look at the new-builds in Nuneaton Higham Lane/ Long Shoot, or in the centre of Hinckley?

Used to work with a last that commuted around Coventry- it was very congested morning and night both ways & often M6 that way

300k only gets you so far in those areas in Coventry. You would probably need around 350-400k for a decent 3 bed in the nicer Cov areas.
