I recently offered on a 1920s semi cottage in rural location. Vendor ended up selling to family.

This has just come on market. I'd be very grateful for opinions, important points to consider that I might miss, suggestions for improvement - have viewing booked in on weekend (earliest agents would do).

Just to add, the £295k one is on the busy main through road, opposite the public toilets. I think that's a bit overpriced based on its position.

I really appreciate the support. I grew up with parents who loved a new build, and no peers with any experience of doing similar with a property.

I suspect a few damp problems there. The back flagging might be too high w.r.t. the DPC, or it could be other things. Probably more than one thing, I'd guess. Solvable, probablly just repairing a drain here and a gutter there, but still would need to be addressed.
I;m annoyed that you were not told about it not having probate before you wasted your time viewing. It's a real shame that people still market properties before they get probate. Personally I think it ought not to be allowed in law. Before probate, it is not finalised who even owns a property, so how it can legally be put up for sale by anyone I do not know. The probate authorities are crystal clear that properties should not be marketed before probate is granted. It wastes other people's time and money, and can cause buyers to lose out on properties that are actually available.
At present, I am dealing with a probate application. My advisor tells me at present that though the average is about 8 weeks, it has recently taken only 3 weeks for one they have been dealing with, but it's six months since applying for another and they are still waiting.

I think this has better bones than the last one. I like the layout. Some of it is easily "livable in" while you sort out the bits you don't like. (For me, the kitchen tiles would have to go). It is, however, a style of house I like so I may be biased.

The garden is certainly a bit of a shambles and would need to be made safe with all those changes of level, cracks in the wall and paving, but could with time and a bit of money, be very satisfactory. Imagine it with decent paving, some railings and raised bed, a few trees and shrubs, flowers and bulbs in the Spring.
