What area/town close to London with a 30-40 minutes commute to Victoria / Waterloo stations?

Dear All,

We are looking to upsize with 2 DCs soon to go to Primary school, and are all looking for a 3 bedrooms house in a nice location. Can you please recommend a good area/town for a quick (30-40 minutes max) commute into Victoria Station or Waterloo station? Ideally south west London.

We would like to have a nice and safe area , with good transport connections and green spaces (as we don't have a car). Excellent state primary schools is an absolute priority so is the safety proximity to parks/playgrounds.

Budget is 550k-575k.

I really wouldn't move too far into Surrey, Berks etc. if you don't want to learn to drive and get a car as you really will struggle to get around and access to all the green spaces etc. is difficult on public transport. I would stick to the outskirts of London. There was a post recently about Epping Forest which does have the feel of the country but is still on the tube.

Cheap/Sutton/Carshalton might fit your requirements though you might be pushing it to get a 3 bed near the station for your budget.

If you're willing to consider S London rather than SW, have a look at Coulsdon South and Purley - they're both on Thameslink and very quick to central London. Or if you want a train to Victoria, have a look along the East Grinstead line - Sanderstead, Riddlesdown, Upper Warlingham.

You say driving is not an option because you don't have a car or driving license.. but is there an actual reason you can't get one (medical, immobile etc)?

Because having a cheap car for doing local running around opens you up to so many more places and drastically reduces what you will need to compromise on.

Staines or Woking both have good schools and you could manage there without a car.
