Shower in family bathroom

How important do you think it is it to have a shower in the family bathroom, if there are showers in other bathrooms, from a resale point of view?

We are currently doing up our family bathroom which doesn't have a shower. We can put a shower in, but it would mean having a shower above the bath, which we don't want, or we can re-purpose the space where the current airing cupboard is. This would mean having to change our heating system and do some building work.

We don't need the shower ourselves but is it a deal breaker when it comes to re-selling? Ultimately there will be 3 other showers, but all in ensuite bathrooms.

How easy is it to put a shower in above the bath? If it’s easy then I’d just do it when I came to sell or wait and see if people commented and then do it. We have the opposite-a shower in the family bathroom but no bath!

I say use the space to make your main bathroom luxurious, maybe a bigger bath, nicer fittings and have a tap that has a hand held shower head - i know when I have a bath I like to rinse myself off or else my skin gets itchy from soap / bubbles etc.

I think it’s fine. Our en suite only has a shower, our family bathroom only has a bath but the childrens en-suites have both. Didn’t put us off buying last year.

Not too much of an issue, but I'd probably put in a tap with a shower head for rinsing shampoo etc.

If you have 3 en-suites I can't see it as essential but I'd agree with the tap with shower head and get the type of bath a shower could be added above ( we looked at a house which had a lovely bathroom but one of those freestanding baths you couldn't put a shower above and it was a deal breaker for us, there was only one en-suite though).

I would just put a mixer tap in with a shower attachment, then buyers can see there is an option for a shower but if you have got showers in the house I don't see it as an issue really

Thanks everyone, really useful feedback. I'm relieved to hear that it wouldn't put everyone off to not have a shower in the bathroom (we will definitely have a hand held shower head). It is the only bath so I didn't want to compromise that for the sake of a shower we wouldn't use! Or spend the money on extra building work.

You are going to live in the house,it's your home, unless you were fitting a bath or shower in the middle of the kitchen, which might possibly put buyers off,do what suits your needs. Ironically,we bought the classic seaside bungalow, really wanted a big walk-in shower,but grandkids have been coming since they were ,1little,needed a bath for them, now 11 and 12,they love a bath,we do have a nice over the bath, electric manual shower.

How many bedrooms? And will there be people not being able to access a shower without going in someone else bedroom?
Ultimately, make your house work for you.

There is a new build estate where I live which is very popular, all houses have a family bathroom and at least one ensuite. None of the family bathrooms come with a shower, just a bath, not even a handheld shower. It doesn't seem to put people off at all.
