Not a first time buyer

Straight to the point…. but if you’ve previously had a first time buyer mortgage (but no longer have that property nor did you make any money from the sale) am I right in thinking there’s very little government assistance out there for you?

You are correct.
You are no longer considered a first time buyer.

Hotandbothereds · 04/09/2022 07:24

Yes you’re right.

IceCreamTime19 · 04/09/2022 07:52

Correct. If you ever had a property then you are NOT a first time buyer anymore. You surely must have gotten some government assistant the first time round anyway! Leave some for the real struggling first time buyers please!

yanxy · 04/09/2022 08:15

what assistance is it that you need?

Who said I wasn’t struggling?

Thank you to the non-judgemental of you that answered my question.

I get that I’m not a first time buyer but wondered if because I no longer own the property, and made nothing from the sale, there might be another scheme I might be eligible for. Has anyone any experience of shared ownership? Would they consider me given that I’ve already owned a property.

I purchase my first property with my then fiancé of 8 years. We bought a cheap doer-upper and after a year of doing it up (and us having never lived in it) he cheated on me with someone from his work, left me for her. We sold the property and I got back half of the very small deposit, nothing else.

im now in a loving relationship but I’m too scared to get another property with someone else, I’ll therefore be doing it alone.

if I’d have a crystal ball, I wouldn’t of purchased my first property with the lying cheat scumbag. I didn’t have a crystal ball, I bought the property and here I am.

Are LISA savings accounts only to help first time buyers? Genuine question - I'm off to Google now ..... not sure this will help youn@Justpondering12

CameraSly · 04/09/2022 14:29

Sorry @Justpondering12 - I just checked 🙈 ... doest apply to you

snugasabugg · 04/09/2022 15:24

@Justpondering12 I'm currently in shared ownership and am just about to buy my second one. I'm eligible even though I'm not a first time buyer, as long as I don't own a property elsewhere (which I won't as I'm selling mine!).

yanxy · 04/09/2022 15:31

h2b ed i'm sure for ftbs but included people who had had a gap of owning

Nope. We were in that position - no help available.

Justpondering12 · 04/09/2022 16:24

Thanks all, it sucks. Ill look in to shared ownership but assume I’ll have to pay full stamp duty.

Why must you?
I bought a house back in 97 with my then husband, young, hopeful and nieve, no government help.
Divorced a year later and signed it over to him, no equity etc.

Wow - you are very angry! Why do you think it is acceptable to call people names? Maybe you do things that other people would consider greedy. But to blame everyone else for your supposed misfortune is not a positive character trait.

yanxy · 04/09/2022 16:52

I'm pretty sure a friend did it.

Word of advice Icecream, leave the bitterness behind. Ultimately the only person that will suffer is you.
By the looks of it you're not talking to people who already own a property, your anger is misdirected.

Really helpful, thank you. Looks like I could be eligible for an equity loan or shared ownership.

CornishTiger · 04/09/2022 17:28

Shared ownerships used to be first time buyers only but now it isn’t the case

snugasabugg · 04/09/2022 18:58

Yes you would probably need to pay stamp duty on shared ownership, although depends on how much your share is worth.

Justpondering12 · 04/09/2022 20:10

Thanks to those that have answered my questions,
much appreciated x

I am in a similar position in that I bought and sold and am currently in rented while trying to buy - so I don't fit any of the options on lending calculators or AIP forms!

Ignore the one with a chip on their shoulder. I had no government assistance last time. Still paid stamp duty as house was over £125k. Didn't qualify for help to buy because I wasn't buying a new build.

I would definitely seek proper advice on this, because your circumstances are different to last time, and so there may be options available to you than you think.
