New roof in autumn/winter?

Am I crazy to consider replacing a roof in autumn/winter? Roofing man seems to think it’s not a problem but…cold? Rain? Roof is sound but old (30s) and does need replacing soon. Anyone had experience of a new roof in autumn?

Additionally, does 16k sound reasonable? 30s semi, includes new felt, new tiles, new lead work, guttering etc. East Anglia.

Thanks!

It's fine to do it then. It might be cold for a couple of weeks but will make a difference and will keep the heat in better over the coldest months. Get as much insulation added as you can. £16,000 sounds reasonable for a quote. We paid. £10,000 for a terraced roof but that was about 10 years ago and we are in the north.

You are supposed to get building regs sign off for a new roof, just incase the builders forget!

I'm in a terraced house. One set of neighbours replaced the roof in summer for £6k. Took them two weeks. Left the job unfinished mid-way through their work and it leaked into my loft and theirs during the weekend they weren't there 😡Second lot of neighbours did their roof for £9k in autumn, they did a brilliant job, left everything tidy, no problems whatsoever. So I'd say it's more important to choose a good roofer than a perfect season. Prices from 2021, up North.

@Geneticsbunny @SummerVibes22 thank you - this is really helpful info! Sorry to hear of your leak drama. Roofer was recommended by responsible friends so hopefully not cowboys.

Sounds about right price wise! We’ve just paid £14k in the North West on our 1930s semi - thats for like-for-like new rosemary tiles, new felt, new leadwork, new guttering, chimney raked out/repointed and insulation in the loft.

My husband is a roofer in South east he said it sounds alot, they normally charge £100 per square metre.
Hope this helps.

Average house would cost max 9/10K

SummerVibes22 · 04/09/2022 22:59

When you're comparing the price, make sure you compare like for like. Things like new guttering, repointing chimney and insulation aren't included as standard, they're more like optional extras. Also, the cost of material will vary significantly depending on what you're going for (tile or slate, what type, etc).

We had the roof of our 1920s semi replaced in Feb/March this year and it was fine. It took about 3 weeks in total but there were only 2 separate days where the roof was completely exposed. It cost us £20k in the NE.
